A RESOLUTION OF THE ANAHEIM. CITY PLANNING CONIMISSION
THAT PETITION FOR RECLASSIFICATION NO. 82-83-16 BE GRANTED
W[iEREAS, the Anaheim City Planning Commission did request a verified
petition for Reclassification of cer.tain real property situated in the City of
Anaheim, County of Orange, State of California, described as follows:

IaHERF.AS, the City Blanning Commission did hold a puvlic hearing at
the Civic Center in the City of Anaheim on February 23, 1983 at 1:30 p.m.,
notice of said public hearing having been duly given as required by law and in
accordance with the provisicns of the Anaheim Municipal Code. Chapter 18.03,
to hear and consider evidence for and again~~ said proposed reclassificatiOn
and to investigate and make findings and recommendations in connection
therewith; an3
I~[IEREAS, said Comnission, after due inspection, investigation and
study made by itself and in its behal£, and a£ter due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:

1. That the petitioner proposes reclassification of subject
property from the County of Orange A1 (General Agricu'.tural) to the City of
Anaheim ML (Industrial, Limited) Zone.
2. That the Anaheim General Plan designates subject property for
general industrial land uses.
3. That the proposed reclassification of subject property is
necessary and/or desirable for the orderly and proper development of the
community.
4. That the proposed reclassification of subject property does
properly relate to the zones and their permitted uses locally established in
close proximity to subject property and to the zones and their permitted uses
generally established throughout the community.
6. That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to subject
petition.
ENVIRONMENTAL II~ACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal to reclassify subject property from the
County of Orange A1 (Gener.al Ayricultural) to the City oP Anaheim ML
(Industrial, Limited) Zone on Parcel i: a triangularly-shaped parcel of land
consisting of approximately B acres, having a frontage of approximately 1365
feet on the west side of Douglass Road and located approximately 700 feet
north of the centerline of Katella 1lvenue; and on Parcel 2: a
rectangularly-shaped parcel of land consisting of approximately 8.76 acres,
having a frontage o.f approximately 300 feet on the south side of Winston Road
and located approximately 600 feet west of the center"_,.c of Sunkist Street;
and does hereby approve the Negative Declaration Prom the requirement to
prepare an environmental impact report on the basis that there would be no
siynificant individual or cumulative adverse environmental impact due to the
approval of this Negative Declaration since the Anaheim General Plan
designates the subject property for general industrial land uses commensuiate
with the proposal; that no sensitive environmental impacts are involved in the
proposal; that the Initial Study submitted by the petitioner indicates no
signi£icant individual or cumulative adverse environmental impacts; and that
the Negative Declaration substantiating the foregoing findings is cn file in
the City of Anaheim Planning Department.
NOW, THEREFORE, HE IT RESOLVED that the Anaheim City Plann:.ng
Commission does hereby grant subject Petition for Reclassification and, by so
doing, that Title 18-Zoning cf the Anaheim Municipal Code be amended to
exclude the above-described property from the County of Orange A1 (General
Agricultural) and to incorporate sai.d described property into the ML
(Industrial, Limited) Zone upon the following conditions which are hereby
found to be a necessary prerequisite to the proposed use of subject property
in order to preserve the safety a~zd general welfare of the Citizens of the
City of Anaheim:
1. That plans shall be submitted at the time the property develops to
the Huilding Division showing compliance with the minimum standards
of the City of Anaheim, including the Uniform Building, Pltur,?bing,
Electrical, Mechanical and Fire Codes as adopted by the City of
An-heim. The appr.orciate permits shall be obtained for any
necessary work.

2. That completion of these reclassification proceedings is contingent
upon completion of annexaY.ion of subject property to the City of
Anaheim.
BE IT FURTHER RESOLVED that the Anaheim City Planning Cor.unission
does hereby find and determine that adoption of this Resolution is expressly
predicated upon applicant'~ compliance with each and all of the conditions
hereinabove set forth. Should any such condition, or any part thezeof, be
declared invalid or unenforceuble by the final ju~gement of any court of
competent jurisdiction, then this Resolution, and any approvals herein
contained, shall be deemed null and void.
THE FOREGOING RESOLUTZON is signed and approved by me this 23rd day
