WHEREAS, the City Planning Commi,ssion did hold a public hearing at
the Civic Center in the City of Anaheim on January 10, 1983 at 1:30 p.m.,
notice of said public hearing having been duly given as required by "•~ and in
accordance with the provisions of the Anaheim Municipal Code. Chapt~ 18.03,
to hear and consider evidence for and against said proposed rer.lasaification
and to investigate and make firidings an3 recommendations in connection
therewith; and
WHERF:AS, said Commission, after due inspection, investigation and
study made by itself and in its behalf, aad after due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:
1. That the petitioner proposes reclassification of subject
property from RM-1200 (Residential, Multiple-Family) zone to the CO
(Commercial, Office and Professional) zone.
2. That the Anaheim General Plan designates subjeat property for
commercial professional land uses.
3. That the proposed reclassification of subject property is
necessary and/o.r desirable for the orderly and proper development of the
coaununity.
4. That the proposed reclassification of ?ubject property does
properly relate to the zones and their permitted uses locally established in
close proximity to subject property and to the zones and their permitted uses
qenerally established throughout the community.
5. That no one indicated their presence at said public hearinq in
opposition; and that no correspondence was received in opposition to subject
petition.

conjunction with Redevelopment Project Alpha.

NOW, THEREFORE, BE IT RESOLVED that the Anahei.m Cit

satisfactory to the City Engineer.
4• That any parking area lighting pruposed shall be down-lighting with a
maximum height of 12 feet, which lighting shall be directed away from
the nearby property lines to protect the residential integrity of the

5• That subject property shall be developed sub~tantially in accordance
with plans and specifications on fi.le with the City of Anaheim marked
Exhibit Nos. 1 through 3.
6• That Cond:tion Nos. 1, 2, 3, 4 and 5, above-mentioned, shall be
complied with prior to final building ~ind zoning inspections.
BE IT FURTHER RESOLVED that the Anaheim City Blanning Commission does
hareby find and determine
predicated upon applicant's compli n e~iwith each1and allutof nthes conditions
hereinabove set forth. Should any such condition, or any part thereof, be
declared invali d or unenforceable by the final ;;udgement of any court oF
competent j~is~ction, then this Resolution, and any approvals here3n
contained, shall be deemed null and void.
