r^1AEREAS, the City Planning Commission did hold a public hearing at
the City Hall in the City of Anaheim on January 10, 1383, at 1:30 p.m., notice
of said public hearing having been d»ly qi•~en ~s rEquired by law and in
accordance with the provisions of the Anaheim Municipal Code, Chapter 18.03,
to hear and consider evidence for and against said proposed conditional use
permit and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports offered at said hearinq, does find and determine the
following facts:
1• That the proposed use is properly one for which a conditional
use permit is authorized by Anaheim Municipal Code Section 18.03.030.010 to
wit: to permit 13-foot high roof-mounted antennas in rhe CL (Commercial,
Li~nited) zone.
z• That the pro~,:;sed use consisting of 13-foot high antennas
mounted on a 115-foot high building will not adversely affect the adjoining
land uses and the growth and devclopment of the area in which it is proposed
to be located.

3. That the size and shape of the site proposed for the use is
adequate to allow the full development of the proposed use in a manner not
detrimental to the particular area nor ~o the peace, health, sa£ety and
general welfare of the Citizens of the City of Anaheim.
4• That the granting of the Conditional U~e Permit under the
conditions imposed, if uny, will not be detrimental to the peace, health,
safety an~ general welfare of the Citizens of the City of Anaheim.
5• That the traffic qenerated by the proposed use will not impose
an undue burden upon the streets and highways 6.,igned and improved to carry
the traffic in the area.
6. That no one inclicated their presence at said public hearinq in
ooposition; and that no correspondence was received in opposition to the
subject petition.
ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal to permit 13-foot high roof-mounted
antennas in the CL (Commercial, Limited) zone on a rectangularly-shaped parcel
of land consisting of approximately 8.82 acres located at the northeast corner
of Crescent Avenue and Euclid Street and further described as 1695 West
Crescent Avenue (California Federal Savings); and does hereby approve the
Negative Declaration from the requirement *_o prepare an environmental impact
report on the basis that there would be no significant individual or
cumulative adverse environmental impact due to the approval of this Negative
Declaration since the Anaheim General Plan designates the suY~ject property for
general commercial land uses commensurates with the proposal; that no
sensitive enviro.^.mental impacts are involved in the proposal; that the Initial
Study submitted by the petitioner indicates no significant individual or
cumulative adverse euvironmental impacts; and that the Negative Declaration
substantiating the fotegoing findings is on file in the City of Anaheim
Planning Department.
NOW, TH~REFORE, BE IT RESOLVED that the Anaheim City Planning
Commission does hereby grant subject Petition for Conditional Use Permft, upon
the following conditions which are hereby found to be a necessary prerequisite
to the proposed use of the subject property in ~rder to preserve the safety
and general welfare of the Citi:.ens of the City of Anaheim:
1. That appropriate water assessment fees as determined by the Office of
Utilities General Manager shall be paid to the City of Anaheim prior
~o the issuance of a building permit.
2. That street lighting facilities along ~uclid Street shall be
installed as required by the Officc of Iltilities General Manager, and
in accordance with specifications on file in the Office of Utilities
General Manager and/or that security in the form of a bond,
certifi:ate of deposit, letter of credit or cash, in an amount and
fcrm sat3sfactory to the City of Anaheim shall be posted with the
City +~o guarantee the satisfactory installation of the
above-mentloned improvements. Said security shall be posted with the
City prior to approval of building permits. The above-required
improvements shall be installed prior to commencing the activity
authorized by this zoning action.

3. That prior to issuance of building permits, applicant shall obtain
any necessary approvals from the P. A. A. (Federal Aviation
Administration) and the F. C. C. (Federal Gommunications
Commission). Written evidenc^ regarding said approvala shall be
submitted to the Planning Department.
4. That subject property shall be developed substantially in accordance
with plans and specifications on file wi,.h the City of Anaheim marked
Exhibit No. 1.
5. That Condition No. 4, above-mentioned, shall be complied with prior
to final building and zoning inspections.
BE IT FURTHER RESOLVED that the Anaheim City Planning Commission does
hereby find and determine that adoption of this Resolution is expressly
predicated upon applicant's compliance with each and all of the condi*_ions
hereinabove set forth. Should any such conditions, or any part thereof, be
declared invalid or unenforceable by the final judgment of any court of
competent jurisdiction, then this Resolution, and any approvals herein
contained, shall be deemed nuil and void.
THE FOREGOING RESOLUTION is signed and approved by me this 1Qth day
of January, 1983.
