WHEREAS, the City Planning Commission did hold a public heari.ng at
thc CiYic Cer~LCr iu i.ue Cicy of nnaneim on February 4, 1985, at 1:30 p.m.,
notice of said public hearing haviny been duly given as required by law and in
accordance with the provisions of the Anaheim Municipal Code, Chapter 18.03,
to hear and consider evidence foc and against said proposed conditional use
permit and to investigate and make findings and recommendations in connection
therewith; said pubiic hearing having been continued to the Planning
Commission meetiny of April 29, 1985; and
WHEREAS, said Comnission, after due inspection, investigation anu
study made by itself and in its behalf, and after due considecation of all
evidence and reports offered at said hearing, does find and determine the
following facts:
1. Ttiat the proposed use is pcoperly one for which a conditional ase
permit is authorized by Anaheim Municipal Code Section 18.21.050.210 to wit:
to expand a recreational vehicle park (in conjunction with an existing motel)
with waiver of the following:

2• That the cequested waiver is hereby granted on the basis that
there are special circumstances applicable to the property such as size, shape,
topography, Location and surroundings which do not apply to other identically
zoned p~operty in the same vicinity; and that strict application of the 2oning
Code deprives the property of privileges enjoyed by other properties in the
identical zone and classification in the vicinity.
a~ 3• That the use is hereby permitted, allowing a 4o space travel
trailer/recreational vehicle park and 10-unit motel.
4• That the propo~eu use will not adversely affect the adjoining
land uses and the growth and development of the area in which it is proposed to
be located.
5• That the size and shape of the site proposed for the use is
adequate to allow the ful. development of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safety and general
welfare of the Citizens of the City of Anaheim.
6• That the granting oE the Conditionai Use Permit ~nder the
conditions imposed, if any, will not be detrimental to the peace, health,
safety and general welfare of the Citizens of the City of Anaheim.

an undue bucden upon the stceets and highways designed and improved to carry
the traffic in the area.

subject petition.
ENVIRONt•fENTAL IMPACT FINDING: That the Anaheim City Planning
Commission nas rev;ewed the proposal to expand a recreational vehicle park (in
conjunction with an existing motel) with waiver of required setback in special
aceas on an irregularly-shaped parcel of land consisting of approximately 1.5
acres, having a frontage of approximately 108 feet on the south side of Lincoln
Avenue, and further described as 2760 ~,lest Linco]n Avenue (7-11 Motel and
Trailer Park); and do2s hereby approve khe Negative Declaration upon finding
that it has considered the Negative Declaration together with any comments
received during the public review process and further finding on the ba~is of
the initial study and any comments received that there is no substantial
evidence that the project will have a significant effect on the environment.
NOW, THEREFORB, BE ST RESOLVED that the Anaheim City Planning
Cummission does hereby grant subject Petition for Conditional Use Permit, upon
the following conditions which are hereby found to be a necessary prerequisite
to the proposed use of the subject property in ocder to preserve the safety and
general welfare of the Citizens o~ the City of Anaheim:

' 1• The the travel trailer park shall be limited to recreational
vehicles, only as defined in Section 779.24 of the California Civil
Code, and that each recreational vehicle shai.l be allowed to cemain
within said park for a maximum of thirty (30) days for any single
continuous time periad.
2. That the appropriate traEfic signal assessment fee shall be paid to
the City of Anaheim in an amount as determined by the City Council
for each new recreational. vehicle space.
~. That the wheels shall not be removed from any recreational vehicle
or trailer nor shall any skirting be installed nor shall any
temporary or permanent structures be placed on any individual
recreational vehicle spaces.
4. That sidewalks, curbs and gutters shall be repaired along Lincoln
Avenue as required by the City Engineer and in accordance with
standard Flans and specifications on file in the Of=ice of the City
Engineer.

S• That this approval shall limit the number of recreational vehicle
spaces to a total of 46 ~paces.
6. That the existing driveways shall be recoristcucted to accommodate
ten (10) foot radius curb returns as cequired by the City Traffic
Engineer.
'7. That all recreational vehicle spaces in the park shall be secved by
underground utilities. The app~opriate permits shall be obtained
for any necessary work.
8. That trash storage areas sha11 be provided and maintained in
accordance with approved plans on file with the Street Maintenance
and Sanitation Division.
9. That the proposal shall conply with all signin4 requiremAn~s of the

termination of Conditional Use Permit No. 1175.
11. That subject property shall be develooed substantially in accordance

days from the date of this resolution.
BE IT FURTHER RESOLVED that the Anat~eim City Planning Commission
does hereby find and detecmine that adoption of this Resolution is expressly
predicated upon applivant's compliance with each and all of the conditions
hereinabove set forth. Should any such conditions, or any pact thereof, be
declared invalid or unenforceable by the final judgment of any court of
competent jurisdiction, the.~n this Resolut.ion, and any approvals herein
contained, shall be deemed null and void.
