WHEREAS, che City Planning Commission did hold a public hearing at
the Civic Center in the City of Anaheim on Ju1y 8, 1985 at 1:30 p.m., notice
of said public hearing having been duly given as requiced by law and in
accordance with the provisions of che Anaheim Fiunicipal Code. Chapter 18.03,
to hear and consider evidence for and against said proposed reclassification
and to investigate and make findings and recommendations in connection
therewitt~; and
WHEREAS, said Commission, after due inspection, investigation and
study made by itself and in its behalt, and aEter due consideration of all
evidence and repocts offered at said hearing, does find and determine the
following facts:

1. That the ?etitioner propo~es reclassification of subject
property from RS-A-43,U0(1 (Residential, Single-Family) Zone to RS-7200
(Residential, Single-Family) or a less intense zone.
Z. That the Anaheim General Plan designates subject property for
low density residenL-ial land uses.
3. Tiiar_ the proposed reclassification of subject property is
necessary and/or desirable for the orderly and proper development cf the
corimunity.
4. That the propo:ed reclassification of subject property does
properly relate to the zones and theic permitted uses lncally established in
ciose pcoximity to subjecL- property and to the zones and their permitted uses
generally established throughout the community.
2. That one person indicated her presence at said public heacing
in opposition; and that no correspondence was received in opposition to
subject petition.
ENVIRUNMENTAL IhtPACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal to ceclassify subject property from the
RS-A-43,000 (Resiaential, Sing]e-Family) Zone to the RS-7200 (Residential,
Single-Family) Zone to estiblish a three (3) lot RS-7200 single-family
subdivision with waivers of minimum lot acea and minimum lot width and
Erontage on a rectangularly-shaped parcel of land consisting oF approximately
0.72 acre, having approximate frontage, of 134 feet on the south side of
Willow Street and 134 feet on the north side of Santa Ana Street, and being
located appro,cimately 350 feet east of the centerline of Bond Street; and does
hereby approve the Negative Declaration upon finding that it has considered
the Ne9ative Deciaration together with any comments received curing the public
review process and furthec finding on the basis of the initial study and any
comments received that there is no substantial evidence that the project will
have a significant effect on the cnvironment.
NUW, THEREFORE, BE IT RESOLVED the the Anaheim City Planning
Commission does hereby grant subject netiti~n f.or RecZassffication
unconaitionally and, by so doing that Title 18-zoning of the Anaheim Municipal
Code be amended to exclude the above-described property from the RS-A-43,000
iResidential, Single-Family) Zone and to incorporate said desc:ibed propezty
into tt~e RS-7200 (Residential, Single-Family) Zone.
