A RESOLUTION OF iHE ANA~EIM CITY PLANNING COMMISSION
APPROVING REVISED PLANS (REVISION N0. 1) IN CONNECTION WITH
CONllITIONAL USE PERMIT N0. 2667
WHERF.AS, on March 18, 1985, the Anaheim City Planning Commission
granted Conditional Use Permit tJO. 2667 to permit expansion of a private
school for a maximum of 225 studenl•s on property located at the northwest
corner of Chestnut Street and Citron Street, and further described as 12]
South CiLr.on Street (Fairmont School); and
W9EREAS, the petitioner submitted revised plans indicating an
additicn of a 3,199-square fout classroorn t~ be con~tructed adjacent to tht
northeasterly portion of the existin9 school and Citron Street; and
WHEREAS, the petitioner indicated tnat the additional classroom will
not result in an increase of students over the 225 maximum previously
approved; and
WHEREAS, the Anaheim City Planning Commission did schedule a public
hearing at the Civic Center in the City of Anaheim on September 16, 1985, at
1:30 p.m., notice of said public hearing having been duly given as required by
law and in accordance with the provisions of the Anaheim Municipal Code,
Chapter 18.03, to hear and consider evidence for and aguinst said revised
plans and to irvestigate and make findinas and recommendations in connection
therewith; and
WE1EkEAS, said Commission, after due inspection, investigation and
study made by it~elf and in its behalf, and after due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:
i. The one person indicated his presence at said public hearing in
~pposition; and that no cocrespondence was received in opposition
to sub~ect petition.
~. That revised plans will not result in an incrpase of students,
traffic or parking over the maximum number previously approved.
N04i, THERL•'EORE, AE IT RESOLVED, that the Anaheim City °lanning
Commission does hereby approved revised plans (Revision No. 1) for ?xpansion
of a private school for a maximum of 225 students, upon the following
conditions which are hereby found to be a necessary prerequisite to the
proposed use of the subject propecty in order to preserve the safety and
general welfare of the Citizens of the City of Anaheim.
1. That prior to issuance of a building permit, the appropriate traffic
signal assessment fee shall be paid to the City of Anaheim in an
amount as determined by the City Council for new commercial buildings.
2. That the total enrollnient of the school shall not exceed 225 students.

3. That the existing trash storage area shrll be repaired and maintained
in accordance with approved plans on file with the Street Maintenance
and Sanitation Division.
4. That drainage of subject property shall be disposed of in a manner
satisfactory to the City Engineer.
5. That fire sprinklecs shall be installed as required by the City Fire
Macshall.
6. That all air conditioning Lacilities and other roof and ground
mounted equipment shall be properly ~hielded fcom view, and the sound
buffered fr~m adjacent residential properties.
7. That sub;ect property shall be developed substantially in accordance
with plans and speciEications on file with the City of Anaheim marked
Revision No. 1 of Exhibit Nos. 1 and 2.
8. That prior to th~ commencement of the activity authorized under this
resolution, or prior to issuance of a building permit, ur within a
period of one year f:om the date of this resolution, whicliever accurs
first, Condition No. 1, above-mentioned, shall be complied with.
Extensions for furthe~ time to complete said conditions may be
granted in accordance with Secticn 18.03.090 of the Anaheim Municipal
Code.
9. That prior to the commencement of the activiky authorized under this
resolution, or final building and zoning inspections whichevec occurs
first, Condition Nos. 3, 4, 5, 6 and 7, above-menti~ned, shall be
complied witti.
BL IT FUR.~HER RESOLVED that the Anaheim Citl Planning Commission does
hereby find and determine that adoptiun of this Resolution is expcessly
predicated upon applicant's compliance with each and all of the conditions
hereinabove seL- forth. Should any such conditions, or any part thereof, be
declaced invalid or ~nenforceable by the final judgment of any court of
competent jurisdiction, then this Resoluticn, and any approvals herein
