A RESOLUTZON OF THE ANAHEIM CITY PLANNING COMMISSION
THAT YETIlIUN FUR CONDITIOIJAL USE PERMIT NO. 2723 BE GRANTED, IN 2ART
WHEREAS, the Anaheim City Planning Commission did receive a verified
Petition for Conditional Use Permit from ANAHF.IM MEMORIAL HOSPITAL, 1111 West
La °alma Avenue, Anaheim, California 92802, owner, and TAYLOR & ASSOCIATES
ARCHITECTS, 2~11 Villa Way, Newport Beach, California 92663, agent £or certain
real property si.tuated in the City of Anaheim, County of Orange, State of
California, described as:
PARCELS 1 AND 2~ IN 'lHE CITY OF ANAHEIDI, COUNTY OP ORANGE~ STATE
OF CALIFONNIA, AS PER MAP FILED IN BOOK 92 PAGE;S 15 AND 16 Op
PARCEL MAPS, IN THE OFFICE OF THE COUNTY RECORDER UF SAID COUNTY.
WHER~AS, the City Planning Commission did hold a public hearing at
the Civic Center in the City of Anaheim on October 14, 1985, at 1:30 p.m.,
notice of said public hearing having been duly given as requ:red by law and in
accordance with the provisions of the Anaheim biunicipal Code, Chapter 18.03,
to hear and consider evidence for and against sai9 proposed conditional use
permit and to investigate and make findings and recommendations in connection
therewith; and
WHERGAS, said Commission, after due inspection, investigation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports offered at said heacing, does find and dete~mine the
following facts:
1. That the proposed use is properly one for which a conditional use
permit is authorized by Anaheim Municipal Code Section 18.41.050.100 to wit:
to permit expansion of a hospital with a storage building with waivers of the
following:

2. That the requested waiver (a) is hereby denied on the basis that
the petitioner stipulated at the public hearing to relocate the proposed
structure to conform with Code requirements and provide the required
landscaped setbacks.
3. That the requested waiver (b) is hereby granted on the basis that
the parking waiver will aot cause a~i increase in t[affic congestion in the
immediate vicinity nor adversely aEfect any adjoining land uses and granting
of the parking waiver under the condi.tions imposed, if any, will not be

detrimental to the pn_ace, heaith, safety and general welfare of l-he citizens
of the City of Anahr:im; and further on the basis that a vehicular access and
parking design plan, as required by the Traffic Demand Study, shall be
submitted to and approved by the City iraffic Engineer.
4. Tha~ the propos~d use will not adversely affect the adjoining
land uses and the growth and development of the area in which it is proposed
to be located.
5- Tliat the size and shape of the site proposed for the use is
adequate to allow che L'ull development of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safety and
9eneral welfare of the Citizens of the City oP' Anaheim.
6• That L-he granting of the Conditional Use Permit under the
conditi~ns irtiposed, if 4ny, wi11 not be det•rimental to the peace, health,
safety and general welfare of the Citizens of the City of Anaheim.
7• That tlie traffic generated by the proposed use will not impose an
undue burden upon the s~reets and highways designed and improved tc carry the
trafiic in the area.
8• That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the
subject petiticn.
ENVIRONt9~NTAL IMFACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal ta permit expansion of a hospikal with a
storage building and with waivers of minimum landsc~ped setback and minimum
number of parking spaces on an irregularly-shaped parcel of land consi~ting of
approximately 11.0 acres located at the northwest corner of La Palma Avenue
and West Street, and further described as 1111 West La Palma Avenue (Anaheim
Memorial Hospital); and does hereby approve the Negative Declaration upon
finding that it has considered the Negative Declaration together with any
comments received during the public review process and further f.indina on the
basis of the initi4~ ctndr U,,,i a~~y comments received that there is no
substantial evidence that the project will have a significant effect on the
environment.
NOW, ~PHEREFORE, SE IT RESULVED that the Anaheim City Planning
Commission does hereby grant subject Petition for Conditional Use Permit, upon
the following conditions which are hereby found to be a necessary prerequisite
to the proposed use of the subject property in ordec to preserve the safety
and general welfare. of the Citizens of the City of Anaheim:
1. That damaged and/or hazardous sidewalks shall be repaired along
La Palma Avenue as required by L•he City Enqineer and in accordance
with standard plans and specifications on file in the Office of the
City Cngineer.
2. That as required by the Traffic Demand Study, a vehicular access and
parkiny design plan shall be submitted to and approved by the City
Traffic Engineer.

3. That subject peoperty shall be developed substantially in accordance
with plans and specifications on file with tne City of Anaheim marked
Exhibit Nos. 1 through 3; provided, howevec, that the propoced
storage building shall have a setback of at least ten (10) feet from
any inter3or property lines, said setback(s) to be fully landscaped.
4. That pcioc to issuar~ce of a building oermit, or within a period of
one year from the date of this resolution, whichevec occucs first,
Condition [ao. 2, above-mentioned, shall be complied with. Extensions
for further time to complete said conditions may be aranted in
accordance with Section 28.03.090 of the Anaheim Municipal Code.
5. That prior to final building and zoning inspections, Condition Nos. 1
and 3, above-mentioned, shall be complied with.
BE ZT FURTHER RESOLVED that the Anaheim City Planning Commission does
hereby find and determine that adoption of this Resolution is exoressly
pcedicated upon applicant's compliance with each and all cf the conditions
hereinabove set forth. Should any such conditions, or any part thereof, be
d~clared invalitl or unenforceable by the final judgment of any court of
competent juri5diction, then this Resolution, and any aprrovals herein
contained, chall be deemed null and void.
THE EORGGOING RESOLUTZON is signed and approved by me this 14th day
