the Civic Center in tne City of Anaheim on October 14, 1985, at 1:30 p,m,,
nutice of saiZ public hearing having been duly given as required by law and in
accordance with khe provisions of the Anaheim Municipal Code, Chapter 18.03,
to hear and consider evidence for and ayainst said propused conditional use
permit and to investigate and make fi.ndings and recommendations in connection
therewith; and

WHEREAS, said Commission, after due inspection, investigation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:
1• That the proposed use is properly one for which a conditional use
permit is authorized by Anaheim Municipal Code Section 18.61.050.605 to wit:
to ~ermit an industrially-related, two-story oFfice complex in the 61L(SC)
(Industcial, Limited, Scenic Co[ridor Overlay) Zone.
2• That the proposed conditional uses are approved for the northerly
2-story building only (labelled as Building 1 on the a~pr!~ved plans) and that
the other two buildinas shall be limited to the permitted uses on the Canyon
Industrial Area, unless a subsequent corditio~al use permit is approved by the
Planning Commission or City Council.
3. ihat the proposed use will not adversely affect the adjoining
land uses ,3nd the gzowth and development- of the acea in which it ?s ~roposed
to be located.
4. That the size and shape of the site proposed for the use is
adequate to allow the full developnient of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safe`.y and
general welfare of the Citizens of the City of Anat~eim.
5• That the granting of the Condi~ional Use Permit undzr the
conditions imposed, if any, will not be detrimental. to the peace, health,
safety and genecal welface of the Citizens of the City of Anaheim.
6. That the traffic generated by tl~e proposed use will not impose an
undue burden upon the streets and highways tlesigned and improved to carry the
traffic in the area.

ENVIRUNt•tENTAL IhiPACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal to permit an industrially-related,
two-story office complex in the ML(SC) (Industrial, Limited, Scenic Corridor
Otierlay) Zoue on an irregularly-shaped parcel of land consisting of
approximately 8,7 acres, having a frontage of approximately 421 feet on the
south side of La Palma Avenue, and further described as 5460 East Palma Avenue
(fo[merly Executive Motorhomes); and does here~y app:ove the Negative
Declaration upon finding that it has considered the Negative Declaration
together with any comments received during the public review process and
further finding on the basis of the initial study and any comments received
that tiiere is no substantial evidence that the project will have a significant
effect on the environment.
P10W, THEREFORE, BE IT RESOLVED that the Anaheim City Planning
Commission does hereby grant subject Petil-ion for Conditional Use Permit, upon
the following r.onditions which are hereby found to be a necessary prerequisite
to the proposed use of the subject property in order to preserve tF.e ~afety
and yeneral welfare of the Citizens of the City of Anaheim:

1• That prior to issuance cf a building permit, thF appropriate traffic
signal assessment fee anall be paid to the City of Anaheim in an
amount as determined by the City Council for new industrial buildings
(BUildings 2 and 3, 1-story each) and Eor new commercial buildings
(BUilding 1, 2-stories).
2. That orior to icsuance oE a building permit, the ownet of subject
property shall pay the appropriate drainage assessment fees to the
City of Anaheim in an amount as determined by the City Engineer.
3. That the driveway shall be reconstructed to accommodate ten (10) foot
radius curb retucn~ as required by the City Traffic Enyineer.
4. That drainage of subject property shall be disposed of in a manner
satisfactory to the City Engineer.
5. That a mediari island shall be installed on La Palma AvenUe to the
satisfaction of the C~ty Traffic EnginEer.
6. That prior to commencement of strucEUral framing, fire hydrants shall
be installed and charged as required and determined to be necessary
by the Ct.ief of the Fire Department.
7. That trash storage areas shall be provided and maintained in
accordance with approved plans on file with the Street Maintenance
and Sanitution Division.
8. That the proposal sha;l comply with aA1 signing requirements of the
M~ Zone, unl~ss a variance allowing sign waivers is approved by the
Planning Conu~ission ur City Council.

approved by the City Attorney's Office so limiting said uses shall be
