WHEREAS, the Anaheim City Plannir,g Commission did receive a~~crified
Petition for ~ondir_ion<~l J^,e Permit from JOS~PH P. GLEASOPI, 1655 West
Rroadway, Anaheim, Culifornia 92802, owner, and W. SOMBRS, 7342 Orangethorpe
Avenua, 6uena Pack, Cali.for~ia 90G21, agent for certain real property situated
in the City of Anaheim, County of Orange, State of. California, described as:
LOT 17 OF TRACT N0. 2177 IN THE CITY OF ANAHEIP„ COUNTY OF
ORANGE~ STATE OF CAIIFORNIA, AS PER MAP RECORDED IN BOOK 59~

COUNTY RECORDER OF SAID CUUNTY.
WHEREAS, the City Planning Commission did hold a public hearing at
the Civic Center in the Ci~y of Anaheim on January 21, 1485, at 1:30 p.m.,
notice of said public hearing having been duly given as required by law and in
accordance .rit}: the provisions of the Anaheim Municipal Code, Chapter 18.03,
to hear and consider evidence for and against said proposed conditional use
permit and to investigate ano make findings and recomuiendations in connection
therewith; and
WHEREAS, ~aid Commission, aEter due inspection, investigation and
study made ~y itself and in its bel:alf., and after due consideration of all
evidence and reports offeced at said hearing, does find and determine the
following Eacts:
1. That the proposed use is properly one for which a conditional
use permit i~ authorized 5y Anaheim Municipal Code Section 18.41.050.130 to
wi:: to permit an oEfi~e use in a residential structure.
2. That the proposed une will not adversely affect the adjoining
land uses and the growth ar.d development oE the area in which it is proposed
to be located.
3. That the size and shape of the site propused for the use is
adequate to allow the full development of the proposed use in a manner not
detrimental to ttie particular area nor to the peace, health, safety and
general welfare of the Citizens oE the City of Anaheim.
4. That the granting of the Conditional Use Permit unGer the
c .itions imposed, if any, will not be detrimental to the peace, t~ealth,
safety and general welfare of the Citi~ens of the City of ~naheim.
5. That the traffic generated by the proposed use will not impose
an undue burden upon tF.e streets and highways designed and improved to carry
the traffic in the area.
6. That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the
subject petition.

ENVIRONMENTAL IMPACT FIt7DING: :hat the Ann':eim City Planning
Commission has ceviewed the propcsal to reclassify subject property from the
x5-7200 (kesidential, Sinyle-Family) Zone to the CO (COmmercial, Office and
Pcofessional) Zone to permit an office use in a residential structure on a
rectanyularly-shaped parcel of land consisting of approximately 7,080 square
feet located at the northeast cornee of Sumac Lane and Euclid Street and
f~rther describQd as 1695 "rlest Sumac Lane; and does hereby approve the
Negati~~e Declaration upon finding that il has considered the Negative
Declaration together with any comments received durir.g the public teview
process and further finding on the basis of the initial study and any comments
received that thece is no substantia]. evidence that the project will have a
significant eEEect on the environment.
NOW, TtiEREFORE, BE IT RESO;.VED that the Anaheim City Planning
Commission does hereby grant subject Petition for. Conditional Use Permit, upon
the following conditions which are hereby found to be a necessary prerec•uisite
to the proposed use of the subject property in order to preserve the safety
and general welfare of the Citizens of the City cf Anaheim:
1. That due to the change in use and/or occupancy of tne building,
plans shall be submitted to the Bui;ding Division showir.g co~pliance
with the minimum standards of Lhe City of Anaheim, including the
Uniform Building, Plumbiny, E1ECtrical, Mechanical and Fire Codes as
adopted by the City of Anaheim. The appropriate permits shall be
obtained Eor any necessary work.
2. That no medical and/or denta] of.fice uses shall be permitted o~~
subject Frop~rty in connection with this conditiunal use permit; and
that yrior to commencement of the activity herein approved, issuance
of a building permit, or within ninety (90) day.s fro~ the date
herein, whichevec occurs first, a covenant in a form approved by the
City Attorney's pffice shall be recorded. Proof of recordation
shall then be submitted to the ~ity.
3. That this Conditional Use Permit is granted subject to the adoption
of the zoning ordinance in connection with Reclassification No.
84-85-2'L, now pendinn.
4. That alI driveways shall be redesigned to accommodat:e ter. (10) foot
radius curb returns as cequired by the City Traffic Engineer.
5. That trash storage areaa shall be provided and maintained in
accordance with approved plans on file with the Street ~taintenance
and Sanitation Division, the location of which shall be determined
by the City Tcat-fic Engineer and the Stieet Maintenance and
Sanitation Division.
6. That prior to final street inspections, 'NO parking for street
sweeping' signs shall be installed as required by the Straet
Maintenance a~d Sanitation Division and in accordance with
specifications on file ~ith said division.
7. That all air condition~ng facilities sha15 be properly shielded from
view, and the sound buffe[ed fcom adjac~nt properties.

8. That the on-site land;caping and irrigation system shall be
renovated and maintained in accordanc~ with City Standards.
9. That the parking area shall be striped to the satisfaction of the
City Traffic Engineer.
10. That the proposal shall comply with all signing requirements of the
CO Zone including the removal of the existing free-standing sign,
unless a variance allowing sign waivers is approved by the Planning
Commission or City Council.
11. That a six (6) foot high masonry block wall shall be maintained
along the north and east property lines.
12. That the existing six (6) foot high concrete block wall adjacent to
Sumac Lane shall be ceduced to a height of 36 inches in order to
provide for improved visibility for vehicles entering and exiting
subject property from Sumac Lane.
13. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim
marked EKhibit No~. 1 and 2.
1:. ThaL- prior to the commencement of the activity authorized under this
resolution, or prior to issuance of a building permit, or within a
period of one year from the date of this resolution, whichever
occurs first, Condition Nos. 1, 2 and 3, above-mentioned, shall be
complied wiL•h. Extensions for further time to complete said
conditions may be granted in accordance with Section 18.03.090 of
th~ pnaheim I4unicipal Code.
15, That prior ko the commencement of the ~ictivity authorized under this
resolution, or final buildiny and roning inspections whichever
occurs first, Con~ition Plos. 4, 5, 6, 7, 8, 9, 10, 12 and 13,
above-mentioned, shall be complied with.,
BE IT FURTHER RESGLVED that the Anaheim City Planning Commission
does hereby find and determine that adoptic~n of this Resoiution is expressly
predicated upon applicant's compliance with eacli and all of the conditions
hereinabove set forth. Should any such conditions, or any part thereoE, be
deciared invalid or unenforceable by the final judgment of any court of
competent jurisdiction, then this Resolution, and any approvals herein
contained, shall be deemed nu11 and void.
