wFIEREAS, the City Planning Commission did hold a public hearing at
the Civic Cer.ter in the City of Anaheim on January 21, 1985 at 1:30 p,m.,
notice of said public hearing having been duly given as required by ~ and in
accordance with the provisions of the Anaheim bfunicipal Code. Chapter 18.03,
to hear and consider evidence for and against said propos~d reclassi.fication
and t.o investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due :nspectzon, investigation and
study madE by itself. and in ils behalf, and after due consideration of all
evidence and reports offered at said hearing, does Eind and determine the
following facts:
1. That the petitioner pzoposes reclassification of subject
property from the CF1 (Commercial, Heavy) to the ML (Limited Industrial) Zone.
2. That the Anaheim Ceneral Plan designates subject propetty for
general comrtiercial land uses.
3. That the proposed reclassificaticn of subject pruperty is
necessary and/or desirable £oc the orderly and proper development of the
community.
4. That the proposed reclassif.icatior. of suhject property does
properly relate to the zones and their permitted uses locally established in
close proximity to subject pr.opertv and to the ~on<s and their permitted uses
generally established throughout the community.
5. That the proposed reclassification of subject property reguires
the improvement of abutting streets in accordance with the Circulation Element
of ttie General Plan, due *.o the anticipated increase in traPf.ic which will be
generated by the intensification of land use.
6. That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to subject
petition.
ENVIRONMENTAL INIPACT FINDING: That the Anaheim City Planning
Commission has reviewed th2 proposal to reclassify subject property from the
CN (COmmercial, Heavy) 2one to the ML (Industrial, Limited) Zone to construct
a self-storage facility with waiver of minimum number of psrking spaces on an
irregularly-~haped parcel of land consisting of approximately 3.7 acres,
located on the east side of Anaheim Boulevard, approximately 1,320 feet south
of the centerline of Cerritos Avenue, and further described as 1628 South
Anaheim eoulevard; and does hereby approve the Negative Declaration upon
finding that it has considered the Negative Declaration together with any
comments received during the public review process and further finding on the
basis of the initial study and any comments received that thece is no
substantial evidence that the project will have a ~ignificant effect on the
environment.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning
Commission does hereby grant subject Petition for Reclassification and, by so
doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to
excluda the abuve-desccibed pcoperty from the CH (Commercial, Heavy) Zone and
to incorporate said described property into the ML (Industcial, Limited) 7.one
unconditionally.
No conditions.
