A RESOLUTION OF THE ANAHGIM CITY PLANNING COMMISSION D~NYING
GENr^.RAL PLAN AMENDMENT N0. 201 - LAND USE ELEMEN~
WHEREAS, the City Council of the City of Anaheim did adopt the
Anaheim General Plan by Resolutioo No, 69R-644, showing the general
description and extent of possible future development within the City; and
WHEREAS, pursuant to a request from the property owner for a
General Plan Amendment Study, City staff prepared a General PZan
Amendment for an area whi.ch is rectangu].arly-shaped and consists of
approximztely 1.8 acres located on the northwest corner of Y.atella Avenue
and Lewis Street; and
W6EREAS, the Planning Department deemed it appropriate,
pursuant to the provisions of the California Enviconmental Quality Act,
after review of the proposal and initial Study and finding no significant
environmental impact, that a Negative Declaration be approved; :,nd
WYEREAS, the An~heim City Planninq Commission did hold a public
hearing at the Anaheim Civic Center, Council Chamt~r, 200 South Anaheir~
Boulevard, on t4arch 4, 1985, at 1:30 p. m., notice of said public hearing
having been duly given as required by law and in accordance with the
provisions af the Anaheim Municipal Code, to hear and consider evidence
for and against said Amendment to the Anaheim General Plan and to
investigate and make findings and recommer,dations in connectic~
therewith; and
WHEREAS, said Commission, after due consideration, inspection,
investigation and study made by itself, and after due consideration of
all evidence and reports offeced at said hearing, DOES HEREBY FIND:
1. That the study area is bounded on the r.orth, east, west
and a portion of the south by general industrial uses.
2. That ~he Anaheim Stadium Area 5tudy to develop a land use
strategy provi.ding guidance cor anticipated land usts in
this area is anticipated to be complet.:d in May and the
preiiminlry study currently indicates that the subject
study area will remain designated for industrial land use.
3. That currently, t.here ace no commercial office uses in the
general area of the study area; however, there are
commercial uses such as restaurants and motels which were
permitted by conditional use permits. If the subject
amendment is approved, it could either establish an
office-oriented precedent in the ar?a or become an
isolated land use type.

That the General Plan Text states that 'Adequate amounts
of prime industrial land should be reserved by zo.~ing
exclusively for futui~e industrial use in the same manner

5• That the proposed Commercial ProEessional designation is
incompatible with the surrounding i:idustrial land uses,
therefore, no change be adopted for the study area.
ENVIRONMENTAL IMPACT FINDID7G• That the Anaheim City Planning
Commission has reviewed th? proposal to change the curcent ~ndustrial
Limited designation to Commercial Professional on the Anaheim General
Plan on a rectangularly-shaped parcel. of land consisting of approximately
1.8 acres located on the northwest corner of Katella Avenue and L~wis
Street; and does hereby approve the Negative Declaration upon finding
that it has considered the Negative Declaration together with any
comrtients received during the public review process and further finding on
the basis of the initial study and any comments received that there is no
substantial evidence that the project will have a significant effect on
the environment.
NOW, THERF.FORE, BE IT RESOLVGD, that pursuant to the foregoing
findings, the Anaheim City Planning Commission does hereby deny General
Plan Amendment No. 201.
THE FOREG07.NG RESOLUTION is signed and apptoved by me this 4th
day of March, 1985.
