Oranye, California 92666, agent for certain real property situated in the City
of Anaheim, County of Orange, State oi California, described as follc~ws:

WHEREAS, the City ~lanning Commission did hold a public h~aarinq at
the Civic Center in the City of Anaheim on March 4, 19H5 at 1:30 p.m., notice
of said public heariny having been 8:1y given as required by law and in
accotdance with the provisions of the Anaheim Municipal Code, Chapter 18.03,
to hear. and consider ~vidence for and against said proposed reclassification
and to investigate and make findings and recommenbatians in connectiun
therewith; and
L7HEREAS, said Cummission, after due inspection, investigation and
study made by itself and in its behalf, and af.ter due consideration of all
evidence aad reports offered at said heacing, does find and determine the
fo:iowing facts:
1. That the petitioner pcoposes reclassification of subject property
from the RS-A-43,000 (Residential-Agricultural Zone to the RM-2400
(xesidential, Multiple-Family} o~ a less intense zone to construct a 4-unit
apartment complex.
2. That the Anaheim General Plan designates subject property for
low-density residential land uses and, furthermore, that General Plan
Amendment No. 200 to redesignate the land use to low medium density
re,idential was denied by the Planning Commission on March 4, 1985.
3. That the proposed reclassification of subject property is not
necessary nor desirable for the orderly and proper development of the
community.
4. That the proposed reclassification of subject property does not
properly relate to the z~nes and their permitted uses locally established in
close proximity to subject property and to the zones and their permitted uses
generally established throughout the community.
5. That 32 persons indicated their presence at said pub2ic hearing
in opposition; and that a petition contai~ing approximately 250 signatur.es was
ceceived in opposition to subject petition.

ENVIRONMENTAL IMPACT FI:dDING: That the Anaheim City Planning
Commission has reviewed the prcposal to :eclassify subject property ftom the
RS-A-43,000 (Residential, Agricultural) Zone to the RM-2400 (Residential,
Multiple-Farnily) or a less intense zone to construct a 4-unit aPartment
complex on a rectangularly-shaped parcel of land consisting of approximately
0.4 acre, having a frontage of approximately 100 feet on the east side of
Sunkist Street, and further described as 680 South Sunkist Street; and does
hereby approve the Negative Declaration upon finding that it has considered
the Negative Declaration t•ogether with any co~nents received during the public
review process and further finding on the basis of the initial study and any
comments received that there is no substantial evidence that the project will
have a significant effect on the environment.
NOW, THEREFORE, BE iT RESOLVED that the Anaheim City Planning
Commission does hereby deny Petition for P.eclassification on the basis of the
aforementioned findings.
THE FOREGOING RESOLUTZON is signed and apptoved by me this 4th day of
March, 1985.
