THAT PETITION FOR CONDITIONAL USE PERMIT NO. 2666 BE GRANTED
WHEREAS, the Anaheim City Planning Commission did receive a verified
Petition for Conditional Use Permit from ANAHEIM COUNTRY INN, 856 South Walnut,
Anaheim, California 92802, ATTN: MARILYN WATSON/LOIS M. RAMONT, owners of
certain real property situated in the City of Anaheim, County of Orange, State
of California, described as:

WHEREAS, the City Planning Commission did hold a public hea;ing at
the Civic Center in the City of Anahaim on March 4, 19~5, at 2;30 p,~,, nut~ce
ut said puolic hearing having been duly given as •~quired by law ~nd i,~
acco[dance with the provisions of the Anaheim Munici~_1 Code, Chapter 18.03,
to hear and consider evidence for and against said proposed conditional use
permit and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Co~nission, after due inspection, investigation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports ofEered at said hearing, does f.ind and determine the
following facts:
1. That the proposed use is properly one for which a conditior.al use
permit is authorized by Anaheim Municipa.l Code Section 18.C3.030.010 to wit:
Z'o permit wedding services/receptions and meeting/seminar Functions in
conjunction with an existing bed and breakfast inn.
2. ThaL the proposed use will not adversely a~fect the adjoining
land uses and the growth and development of the area .in which it is proposed
to be located.

3. That tne size and shape of the site proposed for the use is
adequate to allow the full development of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safety and
general welfare of the Citizens of the City of Anaheim.
4. That the granting of the Conditionzl Use Permit under the
conditions imposed, if any, will not be detrimental to the peace, health,
safety and general welfare of the Citizens of the City of Anaheim.
5. That the traffic generated by the proposed use will not impose an
undue burden upon tte streets and highways designed and improved to carry the
traffic in ~he area.
6. That no one indicated their presen^e at said public hearing in
opposition; and ihat no corresponjence was received in opposition to the
subject petition.
ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal to permit wedding services/receptions and
meeting/seminar functions in conjunction with an existing bed and breakfast
inn on an irregularly-shaped parcel of land consisting of approximately 0.7
acre located ac the northeast corner of Beacon Avenue and Walnut Street, and
fuzther describe~ as 856 South Walnut Street (Ar.aheim Country Inn); and does
hereby approve the Negative Declaration upon finding that it has considered
Lhe Neyative Declaration together with any comments received during the public
review process and further finding on the basis of thp initial study and any
comments received that there is no substantial evidence that the project will
have a significant effect on the environment.
NOW, THEREFORE, 8E IT RESOLVED that the Anaheim ~ity Planning
Commission does hereby grant subject Petition for Conditional Use Permit, upon
the following condir.icns which are hereby found to be a nece~sary prerequisite
to the proposed use of the subject property in order to preserve the safety
and general welEare of. the Citizens of the City of Anaheim:
1. That no alcohol shall be sold in conjunction with s~bject request,
unless a subsequent conditional use ~ermit is approve by L•he Planning
Commission or City Council allowing such activity.
2. That no outdooz advertising, other than that aporoved by Conditional
Use Permit t•7o. 2483, shall be permitted in conjun~tion with subject
requesL.
3. That a va].et f~arking ~:ervice shall be provided Eor wedding services
and/or receptions to encourage the parking of automobiles at locations
other than the public street; and that L•he petitiuner shall instruct
the bride to include in the wedding invitation information regarding
said valet parking service.
4. That a parking agreement between subject property owner and the church
located at 857 South Walnut Street (currently known as the Reorganized
Church of Latter Day Saints), guaranteeing the use of a minimum of
forty-two (42) of the chu:ch parking spaces for subject property, shall
be submitted 'co the City Attorney's Office for review and a:oproval.

The petitioner shall then be eesponsible for filing and recording the
approved agceement in the Office of the Ocange County Recorder. Proof
of saxd recordation shall then be furnished to the Planning
Department. That the property owner shall maintain said forty-two (42)
off-site parking spaces at all times during the exercise of this
conditional use permit.
5. That the appcoval of this conditional use permit shall be rendered null
and void in the event Conditional Use Permit No. 2483, permitting the
bed and breakfast inn ceases to be in effect.
6. That trash storage areas shall be provided and maintained in accordance
with approved plans on file with the Street Maintenance and Sanitation
~ivisicn.
7. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked
Exhibit Nos. 1 th~ough 5.
8. That pcior to the commencement of the activity authorized under this
cesolution, or within a period of ane year from the date of this
cesolution, whichever occurs first, Condition Nos. 4, 6 and 7,
above-mentioned, shall be complied with. Extensions for further time
to complete said conditions may be granted in accordance with Section
18.03.090 of the Anaheim Municipal Code.
9. That the maximum number of persons at wedding services/receptions shall
be limited to seventy-five (75) invited guests; and the number of
people attending private luncheon meetings, dinner parties and day time
seminars shall be limited to a maximum of twenty-five (25).
6E IT FURTHER RESOLVED that the An~heim City Ylanning Commission does
heceby find and determine that adoption of this Resolution is expcessly
pcedicated upon applicant's compliance with each and all of the conditions
hereinabove set forth. Should any such conditions, or any part thereof, be

competent jucisdiction, then this Resolut.ion, and any approvals herein
contained, shall be deemed null and void.
