having a front-age oE approximately 73 feet on the north si.de of La Pa1md
Avenue, and further described as 727 West La Palma Ac~enue; and does hereby
approve the Negative Declaration u~or.. finding th~t it has cansidereci the
Negative Dec].aratian togekher with any commenL-s received during ~he public
review process a~id turther Findi~~g on the basis oF the ini.ti.al study and any

exclude the above-described property frorn the RM-1200 (Residan`:xal,
Multiple-Fan~ily) Zone and L-o incorporate said described property intc ~he CL
(Commercial, Lini.`ed) ~one upon the follo~aing condi.tions wha.ch arP hereby

in order to preser.ve the safety and genera7. welfare of the Citizens o~ the
City of' Anaheim:
l. That !:he owner of suUjecL• proper.ty shall ~.~ay to th~ City of Anaheim a
fee for str~et lighti;;g along I~a Palma Aven~ae in an amounL• as
~eterrnined by L•he Ci. ~y Council ~

fee for tr~e plantiny purposes along La Palma Aveilu~ in an amount as
determined by the City Council.
3~ That as required by SecL•ion 18.U~+.080.02p of the Ar,aheim Municipal
Code, the owner/develaper oE subjeck properL-y shall either post a
taithful perL-ormance b~nd witll the City Engineer Eo gtiarantee th~
Lemoval of existing str.~et improvaments and tecunstruction at the
ultimatz location, or make a cash nayment to the Ci.ty af Anaheim for
the cost of said removal and r~constr~~cti~n as provided for in said
Code.
4. That prior L-o khe introduction of an urcla.nanca rpzonirig ~ub,;ect
property, Condition Nas. 1 and 3, above-mentioned, shall be
r_ompleted. Thc provisions or rights yranted by this resolution sh~ll
b~come null and void by actian oE the P].ar,ning Commission unl~ss said

resolut.ion, or such further time as the Plann~ n~. Commission may grant ~
