NaW, THFRErORE, BE IT RESOLVFD that the Anaheim City Planning
Commission does horeby grant ~ubjQCt Petit3.on for RQClassification and, by ~o
doing, that Title 18-Zoning o£ the Anaheim Municipal Code be amendecl to
e~eclude the above-~lescribed propert~~ from the RS-A-43, 000 (ResidenLial,
Agricultural) zar~e to incorporate said dcscribed property xnto the the
RM-3000 {ResidPntial, bfultiple-~ar~ily) upon th.e following conditzpns which

that security in the torm of a bond, certificate of t3eposit, letter of
credit, or cash, in an amaunt and faYm satisfactory to the City of
Anaheim, shall be posted with the City to guarantee tha satisfactory
completion of the above-mentioned improvements. Said security sha11 be
posted with the C3.ty of Anaheim prior the introduction of an ordinance
rezr~nizsg subject property. The above-required i.mprovernents shall be
installed prior to occupancy.
2. That a fee shall be p~id to the City of Anaheim L•or tree planta.ng 31ong
IIa11 Etoad nnd Deerwood Prive in an amount as de~ermined by Cit•,y Council
resolution.
3. That vehicular access rights tn ther public alley ~hal1 be dedicated to the
City of Anaheirn.
4. That a modified ct~l-de-sac shall be provided at th~ ter:ni.r.us af Deerwood
Drive as required by the City Enyin~er; and that securit;y in the form of a
bond~ csrtif:icate of deposit, letter of credit, or cash, in an ~mount and
fozm satisfactary to tihe C.~ •y oE AnaY~eim shal.~ be postefl with the City to
quarantee the satisfactory complotion of said improvements. Said security
shall be pCSted with ~he City prior to the introductzon ai an ozdinance
rszoning subjec:t propc~rty to gua,~antee thE installation of the

5. That prior t~o tho introduction oE an orr3i.nance rezoning subject property,
Condxtion Nos. 1, 'l, 3 and 4, abave-mentioned, shall be completed. The
rr.ovisions or rights gronted b,y this resolution shall becomP null and void
by action o~ the Planning Commission unless said cunditions are complied
with withi,n one year £rom the date of th9.s resolution, or such £uz•thor
time as the Planning Commission :nay graiit.
6. That approval of thi.s application constitutes appr~val of the proposed
request only to the extent that it complias with tY~e Anahein? Municipal
Zoning Code and any ather applicable Ci~y regulations. Approval does not
include any actzon or, findings as to complianco ox approval of the request
regarding any oi:her applicab].e ordinance, regulati.on or requirement.
