NOW, THERErORE, BE IT RESOLVED that the Anaheim Cil•y 'l~nning
Commission floas hereby grant subj~ct Petition for Variance, ~.~on Lhe
following conditiona which are hereby £ound t~ be a n~cessary prerequisite to
the proposed use of the subject propQrty in order to preservQ the ~afety and
gener~sl welfare of thP Citizens of tha City of Anaheim:
1, That p~ior to issuance of a buildi.ng permit, the legal proper.ty ~~•ner
s2ia11 complete either. of the following:
(a) Record s parcel mag for the subdiv~aion of subjact property in the
Gf:ficQ of the Orange County ~ecordor; nr
(h) Record a cnvenant, ap~roved by the City Attorney, coven$nting tha~
su.bject property is not c:•arr.QnCly in violation of ~he Subdivision
Map Act; and that prior to oay action whzch wrill constitute a
subdi~~ision inclu~ing sale of. ~-ny structure constz'ucY.ed on the
subject property, the prop~rty owner snall record a paresl map
approved by th~ Cif.y of Anaheim which conforme ~~ the City's
rQq~~irements r.e].at.ive to setbacks, Fire Code limitations and all
othez items which would have been rec~uired if tt-e parcel map had
been procet~sed at the time the structures were conshructed.
7. That a.11 dr.iveways sha11 ba constructed wiCh ten (10) foct raflius curb
returns as required by the City Enginoer in conformance wiL•h Engineering
