Commission h~s reviewed the proposal to reclasaKy subject property from the RS•A-43,000
(Residsntial/Agricuttu~al) to the RS-'r 200 (Residential, Single-Family) Zone with waivers af minimum lat wldth,
Iocation, and orientation ot buildinga and roqulred site screening to construct fnur singio-family residences
on a rectangularly-shaped parcei of land conststing of approximately 1.07 acres, havfng a iror.iage of
approximately 268 feet on the east 31de of Sunkist Avenue, having a maximum clepth of spproximateiy 174
(eet, being locatod Ppproximately 400 feet north of the centerline of South Street and further doscribad as
610 South Sunklst Street; and dass hereby approve the Ne~tative Declaration upon (inding that the decieratfon
reflects the independent Judgement of the lead agency and that ft has considerod the Negative Declaratlon
together with any comments recoNed during the public ravlew process and further finding on the basis of
the Initial study and any comments roceivAd that there Ia no substantial ovidence that t!~e proJoct wlll havo
a signiflcant eHect on the environment.
NOW, THEREFORE, B~ IT RESOLVED that the Anehefm Ciry Plannfng Commicslon tloes
hereby grant subJoct Petition for Varlance, upon the following conditions which are hereby Tound to be a
riecessary preraqulsitd ta the proposed use ot tho sub~ect property fn order to preserve tha safety ancl
general wel(are c~9 the Citizens of the City of Anahofm:
t. That all lots shall be addressed irom Sunkist Street.

building permits shall show a vehicular turn-around•area for sach unit.

4. 7hat aubJect property shall be developed substantlally in accord~nce with pfans and spacifications
submitted to tha City of Anaheim by tho petitfoner and which plans are on flle with the Planning
Department marked Exhibit Nos. 1 thrnuqh 3.
5. That prior to issua~ce of a building pormit or within a period of one (1) yaar irom the date of thfs
recolution, whichever oacurs iirst, a subdivision map for the proposed division of subJect property shall
be submitted for raviev~ ~nd approval by the Cfty of Anaheim. Following appioval, a ilna! map shall be
recorded.
