WNER~AS, the AnAheim City Planning Commission did receive a vorlffed Petitlon for
Conditional Use Permit tor certain real p operty situated in the Cfty of Anahe(m, County of Orange, State
of California, described as:

1, That the proposed use Is proporly ona for which a conditional use permit is autli~~izod by
AnAheim Municipal Code Sectlon 18.61.050.605 to pormit a meciicai ~allling and record kespin~ ofiic<: in
an existing 7,625 sq.ft. fndustrfal building;
2. That the proposed uso is properly one for which a conditional us9 permit !s ~uthorized by
the Zoning C:ode;
3. That the proposed use will not adversely aHect the adjolning fand uses and the gruwch and
development ~f the area !n whir,h ft Is propos3ci to bo located becauso subject proposal conf~rms 2o all
applicable zonin~ requirements Including the requfred number of parking spaces and, furthermore, the
propo~ed off(ce use is compatibie wfth the surrounding industrial area;

Commission has revlewed tho proposal to permit p medical billing and record kaeping offi~e in an existing
7,G25 sq,ft. industrial bul~dinc~ on a rectangutarly-sha~ed parcel of land consisting of approximately 0.51
acre located at the soutl~wost corner of M(raloma Avenue and Van Buren Street, ha~irig approximate
frontages of 85 feet on the south side of Miraloma Avern~o and 190 teet an the west side ofi yan Buren
8treot, and further dACCribed as 3990 East Miraloma Avenue; and does heroby approve the Negative
Deciaration upon i(nding ttiat the declaration rnflects the Independent ~udgement of the lead agency and
that It h~s consldered the Negative Declaratian to~ether with ~ny comments recoiv~cl d;~ring the public
review process and further finding on the basis of the initial study and any c~mments received that thero
is no substantial evldenco that thd project wi~l have a significant eHect on the onv(ronmont.
NQW, THEREFORE, BE IT RESOLV~D that the Anaheim City F'lanning Cc.mmissfon does
hereby grant subJect Petftfon for Conditional Use Permit, upon the followin~ conditloris which are horeby
fuund to be a necessary preroqulsite to the proposed use of the subject property in order to preserve tho
safety and general welfare of the Cltizens of the City of Anahefm:
1. That subjoct property shall bo developed substantlally in accordance with plans and specifications
submftted to the City of AnahQim by tho potitioner and which plans are on f(le with 3he Planning
Depdrtment marked Exhibit Nos. 1 through 3.
2. Tliat appruval of this applicatlon constitutes approval of the proposod request uniy to tho eMont that
it comclies with the Anahefm Municipal Zoning C~de and any other applicable Ctty, State and Fecleral
regulations. Approval does not include any actlon ar findings as to compli3nce or approvel of the
reyuest regarding any other applicablo o~dinance, regulation or requirement.
BE IT FUH'1'HER RESOLVED that the Anaheim City f'lanning Commisston doos hereby i(nd
and determine that adoption of this Resolution !s expressly predicatod u~+on applicant's complianco with
each and all of the conditions heroinabove set forth. Should any such condition, or any part thereof, be
declared invalfd or unenforcaable by the ifnal judgment of any court of competent jurisdlction, then this
Rosolutlon, and ariy approvals hereln conta(ned, shall be deemed null and vold.
