THAT PETITION FOR RECLASSIFICATION NO. 9~-98-03 BE GRANT~D, UNCONDITIONALLY

WHEREAS, the City Planning Commission did hold a public hearing at the Civic Genter

18.03, to hear and consider evidence for and against said proposed reclassification and to investigate an
make findings and recommendations in connection therewith; and
WHEREAS, said Commission, after due inspection, investigation and study made by itself
and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find
and determine the following facts:

(Commercial, Office and Professional, Scenic Corridor Ove~lay) Zone to the CL (SC) (
Scenic Corridor Overlay) Zone);
Z. That newspaper advertisement of this item inadvertently did not include that subject
property is located in the Scenic Corridor Zone Overlay;
3. That the Anaheim General Plan designates subject properry for General Commercial land
uses; and thaZ the property is located in the River Valley Redevelopment Project Area;
q, That the {~roposed reciassification of subject property is necessary andlor desirable for the
orderly and proper developrnent of the community;
5, That the proposed reclassification of subject property does properla d tot thte zones and

CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Anaheim C~oy~P~e ~ial~,
Commission has reviewed the proposai to reclassify subject property from the CO(SC) (
~ffice and Professional, Scenic Corridor Overlay) Zone to the CL (SC) (Commercial, Limited Scenic
Corridor Overlay) Zone on a 2.95-acre irregularly-shaped properry located at the northeast comer of
Pullman Street and Old Canal Road and having frontagea of 224 feet on Pullman Street, 647 feet on Old
Canal Road, 600 feet on Savi Ranch Parkway and 193 feet on Weir Canyon Road; and does hereby
approve the Negative Declaration upon finding that the declaration reflects the independent judgement of

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does
hereby approve the subject Petition for Reclassification to authorize from the CO (SC) Commerc a Office
the Maheim Municipal Code to exclude the above-described property into the CL
and Professional, Scenic Corridor Overlay) 2one and ta incorporate said described property '
(SC) (Commercial, Limited, Scenic Corridor Overlay) Z.one; and
