A RESOLUTION OF THE ANAHEIM CITY PIJ\NlJING COMMISSION
INITIATING CONDITIONAL USE PEr~MIT PHOCEEDtNGS FOR
524 WEST UNCOW AVENUE, 718 WEST UNCOW AVENUE, AND 808 WEST LINCOW AVENUE
WHEREAS, City Planning Department staff, Code Enforcement DNision, requested that the
Planning Commission inftiate condftional use permit proceedings for three parcels on th~ 500, 700 and 800
blucks of West Uncoin Avenue (Parcel A at 524 West Lincoln Avenue, Parcel B at 718 West Lincol~ Avenue,
and Parcei C at SOS West Uncoln Avenue, to permft general automotive repair and service businesses In the
CG (General Commercial) Zone; and
WHEREAS, staH has met with each of the owner~ of the three businesses at the subJect
addresses, all of which provide similar automotive/tire services; that said businesses have been operating
for many years outside thelr zoning entitlements and/or the uses permitted by the underlying CG Zone; that
meetings were conducted to explain the need for each o~vner to obtain the necessary conditional use permft
to implement a consistent standard between similar businesses in the CG Zone along West Llncoln Avenue;
that such use permits will provide greater opportuniry to monftor business activpies a~ a~ business
ownersewere coope~ative and wi~lling tonp oc~eed wh theentitlement process atthe roperhl
WHEREAS, the City Planning Commission did hold a pubiic hearing at the Civic Cente~entas
City of Anaheim on ~darch 31, 1997, at 1:30 p.m., notice of sald public hearing having been dier 8.03, to
required by law and in accordance wfth the provisions of the Anaheim Municipai Code, Chap
hear anc+ consider evidence for and against said proposal and to investigate and make flndings and
recommendations in connection therewith; and
WHEREAS, said Commission, after due (nspection, investigatlon and study made by itself and
in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find and
determine the following facts:
1. That Parcel A at 524 West Uncoln Avenue is developed with a commercial structure (approximately
3,141 sq.ft.) containing a business providing brake, alignment, muffler, general automotNe, and tire
sales and installation services; that the current tPnant is Goodyear; and tnat on July 24, 1962, the

June 1960 the Planning Commission denied Variance 1247 (proposing a retail and wholesale tire outlet,
including wheel alignment and brake repair) on the basis that such business would be incompatible
with other uses in the area because of the proximiry of schaols and the traffic pattern; and that,
despite said den(al, construction commenced in July 1960 and was completod fn December 1960 in
connection with an approved building permit which was flnaied and that staff has been unable to
determine the circumstances pertaining to sa(d constructlon.

NOW, THEREFORE, BE IT RESOLVED that on the basis of :he feregoing the Anaheim Ciry
Planning Commission does hereby initiate condftional use permit Pro~e~d~ngs fur gen`!=ra{ automotNe repair
and service businesses at 524 West Lincoln Avenue (Parcel A), 718 West Lincdn Avanue (Parcel B) and 608
West Uncoin Avenue (Parcel C).
