RESOLUTION NO. PC97-82
A RESOLUTION OF THE ANAI~EIM CITY PLANNING COMMISSION
ADOPTING AND RECOMMENDING TO THE CITY COUNCIL ADOPTION OF
GENERAL PLAN AMENDMEMT NO. 347 PERTAINING TO THE IAND USE ELEMENT
WHEREPS, tha Cfry Gouncil of the C'rty of Anaheim did adopt the Anaheim General Plan by
Rssolution No. 69R-644, showing the general description and extent of possible future development within the C'rty;
and
WHEREAS, Planning Commission directed staff to initiate an amendment to the Land Use Element
of the General Plan to redesignate subject property from a Ciry-initiated amendment to the Land Use Element of
the General Plan to redesignate this property from the existing Low Qensiry Res(dential designat(on tc the General
Commercial Iand use designation, on a irregularly-shaped, 3.73-acre property located south and east of the
southeast comer of Sou:h Street and State Cdlege Boulevard with frontages of 149 feet on So~Kh Street and 485
feet on State College Boulevard (726-810 South State College Boulevard);
WHEREAS, the Anaheim City Planning Commiss(on did hold a public hearing at the Anaheim Civic
Center, Council Chamber, 200 South Anaheim Boulevard, on June 23, 19J7, at 1:30 p.m., notice of said public
hearing having been duly given as required by law and in accordance with the provisions of the Anaheim Municipai
Code, to hear and consider evidence for and against said General Plan Amendment and to investigate and make
findings and recommendations in connection therewith; and
WHEF~EAS, on February ?, 1997, the Planning Commiss(on inftiated this general pian amendment
as a Community Planning Program actlon item for the East Anaheim Planning Area; and that the Ciry Council
sut~sequently approveci said Action Plan on February 25, 1997.
WHEREAS, subJect properry is currenUy deveioped wfth a 3.7-acre commercial center on the
southeast comer of South Street and State College Boulevarcl in the CL (Commercial, Limfted) Zone; and
WHERFAS, this general plan am~,ndment is consistent wfth the underlying use and zoning of
subject property.
WHEREAS, said Commission, after due consideration, inspection, investigation and study made
by itself, and after due consideration of ail evidence and reports offered at said hearing, DQEg H~REBY FIND:
1. That the evidence presented substantfates the need for an amendment to the Anaheim General
Plan and that, therefore, Exhiblt A should be adopted redesignating subJect area for General Commerc'ial land uses.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINdING: That the Anaheim City Planning Commission has
reviewed the proposal to amend the Land Use Element of the General Plan to change the current land use
designations fram the existing Low Dens'rty Residerriiai designation to the General Commercial Iand use designation
on an irregularly-shaped, 3.73-acre property located south and east of the southeast corner of South Street and
State College Bouleva~d wfth frontage$ of 149 feet on South Street and 485 feet on State College Boulevard (726-
810 South State Colle~e Boulevard); and does hereby approve the Negative Declaration upon finding that it has
considered the Negative Dedaration together with any comments received during the public review process and
further finding on the basis of the (nit(al study and any comments received that there is no evidence that the project
will have a signfficant effect on the ernironment.

NOW THEREFORE BE IT RESOLVED that the Anaheim City Planning Commission does hereby
recommend that the Ciry Council adopt General Plan Amendment No. 347, Exhibit A, to redesignate subject
property from the existing Low Density Residential land use designation to the General Commercial land use
designation.
THE FOREGOING RESOLUTION was adopted at the Planning Commission meeting of June 23,
1997.
