A RESOLUTION OF THE ANA.HEIM CIIY PLANNING COMMISSION
ADOPTING AND RECOMMENDI~IG TO THE CIN COUNCIL ADOPTION OF
GENERAL PLAN AMENDMENT NO. 365 PERTAINING TO TNE LAND USE ELEMENT
WHEREAS, the City Council of the ~~ity of Anaheim did adopt the Anaheim General Flan
by Resolution No. 69R-644, showing the general description and extent of possible future development
wiihin the City; and
WHEREAS, Planning Commission directed staff to initiate an amendment to the Land
Use Element of the General Plan tc re-designate seven lots located at the northeast corner of Rowtand
Avenue and Magnolia Avenue from :he General Commercial designation to the Low Density Residential
designation, and that said aroperties are more specifically described as having a frontage of 475 feet on
the north side of Rowland Circle, including the north half of the c~l-de-sac, and a frontage of 123 feet on
the east side of Magnolia Avenue (approximately 1.6 acres); and
1NHEREAS, the Anaheim City Planning Commission did hold a public hearing at the
Anaheim Civic Centsr, Council Chamber, 200 Scuth Anaheim Boulevard, on June 7, 1999, at 1:30 p.m.,
notice of said public hearing having been duly given as required by law and in accordance with the
provisions of the Anaheim Muriicipal Code, to hear and consider evidence for and against said General
Plan Amendment and to investigate and make findinys and recommendations in connection therewith;
and
WHEREAS, said Commission, after due consideration, inspection, investigation and
study made by itself, and after ~:ue consideration o~ all evidence and reports offered at said hearing,
DOES HEREB'f FIND:
1. That approval of this general plan amendment will provide consistency beriveen the
neighborhood's General Plan Land Use designation, the existing RS-7200 "Residential, Single Family"
zoning and the existing land uses (seven single family dwellings), and wili ba consistent with the Low
Density Residential land use designation and character of tiie surrounding neighborhoods.
2. That this amendment will encourage the preservation and uontinued use of fh;s
neig'~borhood for quality single-family residences.
3. That no one indicated their presence at the public hearing in oppositi~n to tha proposal,
ard that no correspondence in opposition was received.
4. That the evidence presented substantiates the need for an amendment to the Anaheim
General Plan and that, therefore, E?chibit A should be adopted re-d~signatirg subject area from the
General Commercial designation to ihe Low Density Residentiai designation.
CALIFORNIA ENVIRONMENTAL QUALIT'Y ACT FINDING: That the Anaheim City
Pianning Commi~sion has reviewed the proposal to amend the Land Use Element of the General Plan to
change the current land use designation from General Commercial to Low Density Residential on certain
properties located at the northeast corner of Rowland Avenue and Magnolia Avenue, and having
frontages of 475 feet on the north side of Rowland Circle and 123 feet on the east side of Magnolia
Avenue (approximately 1.6 acres); and does hereby approve the Negative Declaration upon finding that it
h2s considered the Negative Dec;laration together with any comments received durirg the public review
process ~nd further finding on the basis of the initial study and any comrnents received that there is no
evidence that the project will have a si~nificant effect on the environment.

NOW, THEREFORE, BE IT RESOLV~":a, that pursuant to the above findings, the
Anaheim City Pianning Commission does hereby adopt and recommend to the C?ty Council of the City of
Anaheim adoption of Generai Plan Amendment No. 365, Exhibit A, pertaining to the Land Use Element, to
re-designate the study area from the General Commercial designation to the Low Density Residential
designation.
THE FOREGOING RESOLUTION was adopted at the Planning Commission meeting of
June 7, 1999.
