RESOLUTION NO. 71R-240
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 1235 .
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application for a conditional use permit
from URBAN REALTY, INCORPORATED, OWNER; ALFRED D. PAXNO, AGENT;
to establish a miniature golf course in the City of Anaheim,
County of orange, state of California, on the following described
property:
The Easterly 440.00 feet of the South 140 feet of
the East one-half of the Northeast quarter of the
Southeast quarter of Section 14, in Township 4
South, Range 11 West, in the Rancho Los Coyotes,
in the City of Anaheim, as shown on a map thereof
recorded in book 51, page 7, at seq~, Miscellaneous
Maps, records of said Orange County.
EXCEPTING THEREFROM the Easterly 40 feet of said
land, as conveyed to the State of California by
deed recorded March 5, .1951, in book 2153, paqe 254 I
Official Records, and by deed recorded March 1, 1951,
in book 2151, page 460~ Official Records.
AND WHEREAS, the City Planning Commission did. hold a
public hearing at the City Ball in tbe City o~ Anaheim upon ~.
said application on Mav 3 , 19 71 , notices of .
which said public hearing were duly given as required by la~
and the provisions of Title 18, Chapter 18.76 of the ~nahelm-
MUnicipal Code; and
WHEREAS, said Collllllission, after due inspection., in-
vestigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at :
said hearing did adopt its Resolution No. PC 71-84 Series

WHEREAS, thereafter, within twenty-two (22) days from
tbe date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in a~roving said conditional use
permit and did thereupon fix t e 8~ day of -I1R.", '
19 71 ,as the time and the Councl Chamber in the lty Hall
of the City of Anaheim as the place for a public hearing upon
said conditional use permit, and notices of such public hearing
were duly given as required by law and the provisions of Title .
18, Chapter 18.76 of the Anaheim MUnicipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful conside-
ration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that:
1. The proposed'use is properly one for which a
conditional use permit is authorized by the
Anaheim MUnicipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to"be located.
3. The size and shape of the site propo8~d .for the
use is adequate to allow the full development of
the proposed use in a. manner not detrimental- to the
particular area nor to the peace, health, safety
and general welfare.
4. The ~rafflc generated by the propo8ed.u~e will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
.the area.
s. The granting of the conditional use permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general we.lfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anabeim that the action of the ~ity Planning Com-
mission qrantinq said conditional use permit be, and
the same 1s hereby sustained , and that Conditional Use
Permit No.. 1235 be, and the same is hereby, granted
permitting the establishment of a miniature golf course on
€he property hereinbefore described subject to the following
conditions:
1. That this Conditional Use Pe~it is granted subject
to the completion of Reclassification No. 70-7l-Sl,
now . pending. .
2. That a six-foot masonry wall shall be constructed
along the north, west and south property lines
prior to final building and zoning inspection.
3. That plans for the development of subject property
shall be submitted to the Development Services
Department prior to the issuance of a building per-
. mite

The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owner, its heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the 'conditions herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 8th day of June, 1971.
