AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC86-71 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
A PORTION OF LOT 8 OF THE ANAHEIM EXTENSION, IN THE
CITY OF ANAHEIM, AS PER MAP OF SURVEY MADE BY WILLIAM
HAMEL, DATED AND ACKNOWLEDGED DECEMBER 11, 1868, BY A.
ROBINSON, TRUSTEE, AND FILED IN THE OFFICE OF THE
COUNTY RECORDER OF THE COUNTY OF LOS ANGELES, STATE OF
CALIFORNIA, DESCRIBED AS FOLLOWS:
BEGINNING AT THE SOUTHWEST CORNER OF SAID LOT 8; THENCE
NORTHERLY ALONG THE EASTERLY LINE OF EAST STREET 25
RODS; THENCE AT RIGHT ANGLES EASTERLY AND PARALLEL WITH
SANTA ANA STREET 211.2 FEET; THENCE AT RIGHT ANGLES
SOUTHERLY AND PARALLEL WITH EAST STREET 25 RODS TO THE
CENTER OF SANTA ANA STREET; THENCE WESTERLY 211.2 FEET
TO THE PLACE OF BEGINNING, CONTAINING 2 ACRES, MORE OR
LESS.
EXCEPTING THEREFROM THE SOUTH 256.50 FEET THEREOF,
... INCLUDING THE PORTION ON THE SOUTH OCCUPIED BY SANTA
ANA STREET;
ALSO EXCEPTING THEREFROM THE NORTH 66 FEET THEREOF,
into the "RM -1200" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject to the
following conditions:

1. That the owner of subject property shall pay to the City
of Anaheim a fee for tree planting purposes along East Street in an
amount as determined by the City Council.
2. That prior to issuance of a building permit, primary water
-- main fees shall be paid to the City of Anaheim, in an amount as
determined by the Office of the Utilities General Manager.
3. That prior to issuance of a building permit, appropriate
park and recreation in -lieu fees shall be paid to the City of Anaheim
in an amount as determined by the City Council.
4. That prior to issuance of a building permit, the
appropriate traffic signal assessment fee shall be paid to the City
of Anaheim in an amount as determined by the City Council for each
new dwelling unit.
S. That all engineering requirements of the City of Anaheim
along East Street (to relocate existing improvements to the ultimate
location), including preparation of improvement plans and
installation of all improvements such as curbs and gutters,
sidewalks, water facilities, street grading and pavement, sewer and
drainage facilities, or other appurtenant work shall be complied with
as required by the City Engineer and in accordance with
specifications on file in the Office of the City Engineer; and that
security in the form of a bond, certificate of deposit, letter of
credit, or cash, in an amount and form satisfactory to the City of
Anaheim, shall be posted with the City to guarantee the satisfactory
completion of said improvements. Said security shall be posted with
the City prior to approval of improvement plans, to guarantee the
installation of the above -required improvements prior to occupancy.
6. That the driveway shall be constructed to accommodate ten
(10) foot radius curb returns as required by the City Traffic
Engineer.
7. That the proposed parking structure design shall conform
to Engineering Standard Plan No. 402-A pertaining to standard details
for parking structures and ramp requirements.
8. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
9. That subject property shall be served by underground
utilities.
10. That prior to commencement of structural framing, fire
hydrants shall be installed and charged as required and determined to
be necessary by the Chief of the Fire Department.
11. That trash storage areas shall be provided and maintained
in accordance with approved plans on file with the Street Maintenance
and Sanitation Division.

12. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through S.
13. That prior to issuance of a building permit, Condition
Nos. 2, 3, 4 and 5, above-mentioned, shall be completed.
1l► That prior to final zoning and building inspection,
Condition Nos. 6, 7, 8, 9, 11 and 12, shall be complied with.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the Planning Department is hereby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
THE FOREGOING ORDINANCE is apAyrgved and adopted by the
City Council of the City of Anaheim thi 12t of November, 1986.
