RESOLUTION NO. 7~R-~82
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAlIElr1 FINDING AND DETERMINIl-IG TnAT TITLE
18 OF THE ANAHEIr.l MUNICIPAL CODE RELATING TO
ZONING SHOULD BE Ai.'1ENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED.
MIEREAS, the City Planning Commission of the City
of Anaheim did hold a public hearing in ~eclassification Pro-
ceedings No. 74-7~-36 to consider an amendment to Title 18 of
the Anaheim ~unic1pal Code relating to zoning, and to consider
a change in the boundaries of the zone or zones hereinafter
mentioned and describecl, and at said hearing did receive evidence
and reports from persons interested therein and from its staff; .
and
MIEREAS, within a period of forty days following said
hearing, the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that a certain zone
or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Conunission the City Council did fix the "nn day of

19 ,as the time, and the City Counc11 Chambers in the City
Harr-of the City of Anaheim as the place for a public hearing
upon said proposed amendment to Title 18 of the Anaheim Municipal
Code, and the exclusion of said property, hereinafter described,
fron the zone or zones in which it is now situated and the incor-
poration thereof in the zone or zones hereinafter set forth, and
did give notice thereof in the manner and form provided in said
Title 18 of the Anaheim Municipal Code: and
l~~EREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings and
recommendation; and
\*IEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated
and incorporated in the zone or zones as hereinafter set forth.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

PARCEL 1: That portion of the Northeast quarter
and the Northwest quarter of Section 7, Township
4 South, Range 9 West, in the Rancho San Juan
Cajon de Santa Ana, in the City of Anaheim, as
per map recorded in book 51, page 10 Miscellaneous
Maps, in the office of the County Recorder of said
County, described as follows:
Beginning at the Southwest corner of that certain
property described in Certificate of Title No.
4937, recorded in book 20, page 174, Register of
Titles of Orange County, California, said Southwest
corner being the Northwest corner of that certain
10 foot strip of land described as excepted from
the above mentioned property, and running thence
South along the West line of Section 7, Township
4 South, Range 9 West, San Bernardino Base and
Meridian, 10.00 feet to a line parallel to and
990.00 feet North of the East and West center line
of said Section 7; thence Easterly along said
parallel line, 3502.62 feet, more or less, to an
intersection with the Southwesterly line of the
Golden State Tract; thence Northwesterly, along
said Southwesterly line, to a point which is
distant Southeasterly, measured along said South-
westerly line 558.40 feet from the Westerly corner
of Lot 4, said Golden State Tract, said point
being the Easterly corner of that certain trian-
gular shaped parcel of land described as excepted
from Certifiaate of Title No. 4936; thence, West
along the South11ne of said Triangular parcel
and the Westerly prolongation of said line 267.25
feet, more or less, to an intersection with a line
parallel with and distant 1331.32 feet East of the
West line of said Section 7; thence Southerly
along said parallel line, 1034.50 feet, more or
less, to the Southeast corner of property described
in Certificate of Title No. 4937, said Southeast
corner being Northeast corner of the 10 foot strip
excepted from said property; thence West along the
South line of said property 1331.32 feet to the
point of beginning.

Titles of Orange County, California, said Southeast

parallel to and 990.00 feet North of the East and

West; thence Northwesterly along said curve, through
a central angle of 00 30' 25", an arc length of
5.59 feet, to a point in a reverse curve concave
Southerly, having a radius of 568.00 feet; thence
Westerly along said curve, through a central angle
of 200 15' 51" an arc length of 200.88 feet; thence
continuing along said South line and the Westerly
prolongation thereof, South 890 5lt 10" West,
612.97 feet, to a point in a line parallel wi~h and
distant 1331.32 feet East of the West line of said
Section 7; thence South 00 09' 20" West, along
said parallel line 774.17 feet to the point of
beginning.
PARCEL 2: That certain parcel of land located
in the County of Orange, State of California,
shown as Parcel 1 in Parcel Map filed in book 11,
page 16, in the office of the County Recorder of
said County.

RESIDENTIAL, MULTIPLE-FAMILY OIL PRODUCTION OVERLAY ZONE,
subject to the following conditions:
1. That these reclassification proceedings are
granted SUbject to completion of annexation of subject
property to the City of Anaheim.
2. That street lighting facilities along Frontera
Street, Park Vista Street, and Jackson Avenue shall be 1nstal-
led as required by the Director of Public Utilities and in
accordance with standard plans and specifications on file in
the office of the Director of Public Utilities; and that a
bond in an amount and form satisfactory to the City of Anaheim
shall be posted with the City to guarantee the installation of
the above-mentioned requirements.
3. That the owner(s) of subject property shall pay
to the City of Anaheim the sum of 60 cents per front foot along
Frontera Street, Park Vista Street, and Jackson Avenue for tree
planting purposes.
4. That trash storage areas shall be provided in
accordance with approved plans on file with the office of the
Director of Public Works.
5. That fire hydrants shall be installed and
charged as required and determined to be necessary by the Chief
of the Fire Department prior to commencement of structural
framing.
6. That SUbject property shall be served by under-
ground utilities.
9. That the owner(s) of subject property shall pay
to the City of Anaheim the appropriate park and recreation in-
lieu fees as determined to be appropriate by the City Council,
said fees to be paid at the time the building permit is issued.

10. That the appropriate water assessment fees, as
determined by the Director of Public Utilities, shall be paid
to the City of Anaheim prior to the issuance of a building permit.
11. Prior to the introduction of an ordinance rezoning
subject property, Conditions Nos. 1, 2, and 3, above-mentioned,
shall be completed. The provisions or rights granted by this
resolution shall become null and void by action of the City
Council unless said conditions are complied with within one year
from the date hereof, or such further time as the City Council
may grant.
"12. That Conditions Nos. 4, 6, 7 and 8, above-
mentioned, shall be complied with prior to final building and
zoning inspections.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinan"ce amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
