A RESOLUTION OF THE CITY CO'ONCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING
TO ZONING SHOULD BE 1U~NDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED.
. WHEREAS, the City Planning Commission of the City of
Anahe1m has heretofore duly passed and adopted a resolution
recommending denial of a change in the boundaries of the zone
or zones hereinafter mentioned and described, after having
fixed a time and place for the holding of a public hearing
thereon in the manner and as prescribed in Title 18 of the
Anaheim Municipal Code, and after having duly held and conducted
such public hearing to consider said proposed change of zone
or zones, and after having received evidence and reports from
persons interested therein; and
WHEREAS, within a period of forty (40) days following
the hearing thereon, the Planning Commission did duly announce
by formal resolution its findings of facts and declare its
opinions and reasons for recommending denial of said proposed
change in the boundaries of the zone or zones hereinafter
mentioned and described; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission, the City Council did fix the 2nd day of

________ , 19 --- , as the time, and the City Council
Chambers 1n the City HiIr in the City of Anaheim as the place for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zones hereinafter set forth: and
did give notice thereof in the manner and form as provided in
said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and ~eports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings
and recommendations; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now si~uated1
and incorporated in the zone or zones as hereinafter set forth.

NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that all of the property
and area situated in the City of Anaheim, County of Oranqe, State
of California, described as follows:

Lot 4 in Block 'K of the Kraemer Tract, as shown on a Map
recorded in Book 12, pages 87 and 88 of Miscell'aneous
Records, in the Oftice of the County Recorder of Los'
Anqeles County, California.
Excepting therefrom that portion lying Southerly of the
Northerly line of the land described in the deed to the
Orange County Flood Control District, recorded October 19,
1960, in Book 5469, page 487 of Official Records',' in the
Office of the County Recorder of Orange 'County, California.
be excluded from the M-1, LIGHT INDUSTRIAL ZONE, and incorporated
in the R-3, MULTIPLE FAMILY RESIDENTIAL ZONE, subje'ct. '1:0 'the.
following conditions:
1. That the owner(s) of subject 'property shall deed to'
the City of Anaheiin a strip of land 53 feet in width 'from the
centerline of the street along Orangethorpe Avenue for street
widening purposes.
2. That all engineering requirements 'of the Ci.ty of Anahe.im
along Orangethorpe Avenue, including preparation of improvement
plans and install'ation of all improvements, such 'as curbs and
gutters, sidewalks, street grading and paving, drainaqe facilities,
or other appurtenant work shall be complied'with as 'required by
the City Engineer and in accordance with standard plans and speci-
fications on file in the office of the City Enqineert that street
lighting facilities along Kraemer Boulevard and Oranqethorpe Avenue
shall be install'ed as required by the Director of PUblic Utili ties
and in accordance with standard plans and specifications on file
in the office of the Director of Public Utilities; and that a bond
in an amount and form satisfactory to the City of Anaheim shall be
posted with the City to guarantee the installation of the above
mentioned requirements.
3. That sidewalks shall be installed along Kraemer Boulevard
as required by the City Engineer and in accordance with .standard
plans and specifications on file in the office 'of tne 'City Engineer.
4. That the owner fs) of subject property shall pay to the'
City of Anaheim the sam of l5~ per front foot along Kraemer
Boulevard and Oranqethorpe Avenue' for tree planting purposes.
5. That trash storage areas shall be provided in accord-
ance with approved plans on file with .the office of the Director
of Public Works.'

6. That fire hydrants shall be installed as 'required and
determined to be neces,sary by the Chi'ef of the Pire Department.
7. That a 6-foot masonry wall shall be. constructed a10nq
the east property line.
8. That subject property shall be served by underground
utili ti.es ..
9. That a final tract map of subject 'property shall be
submitted to and approved by the City Counci.l and then be
rec.orded in the 'office of the Orange County Rec'order.

10. That the owner(s) of subject property shall, pay' to
the City of Anaheim the appropriate park "and recre_tion in-
lieu fees as determined to be 'appropriate by, ~e 'City Council,
said fees to be paid at the time the building permit 'is' issued.
11. That drainage of subject property shall be disposed
of in a manner satisfactory to the City Engineer.
12 . That all air conditioning facili ti'es 'shall be properly
shielded from view,. and the sound buffered from .djacent properties.
13 . Thai: mut.ual ingress-'egress' easement. rights to and over
the proposed private vehicular acces.sways shall' be 'granted to all
affected properties,; said easement riCJhts' shall be 'submitted to
and approved by the City Attorney and then be recorded with the
Orange County Recorder.
14. Prior to the introduction of an ordinance 'rezoning sub-
ject property, Condition Nos. 1, 2, 4, 10, and 13,. AaOve. mentioned
shall be completed. The provisions 'or rights -qrante:d by thi,s
resolution shall became null and void by action of the City
council unles.s said conditions are complied with within 180 days
fram the date hereof or such further time as .the City Council
may grant.
15. That Condition Nos. 3, 5, .6, 7, 8, 9 and 12, above
mentioned, shall be complied with prior to final building and
zoning inspeCtions.
16 . That subj.ect property shall be developed subs'tanti,ally
in confo~ance with plans and specifications on file wi:th, the
City of Anaheim, marked. Exhibit Nos. 1 (Revision No.1), 2, 3,
and 4.
BE IT PORTlIER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare 'and submit .to
the City Council an ordinance amending Title 18 of the Anahetm
Municipal Code to accomplish the objects he'rein found and deter-
mined to be necessary and proper.
THE FOREGOING RESOLUTION is apPrOYed and signed by me
