State College Anaheim, CA. Project Description: Conversion of the existing building with mechanic shop to Extra Mile convenience store. The existing fueling dispensers and fueling canopy to remain The new convenience store will have sale of ancillary food such as coffee, prepackaged and prepared pastries, candies, soft drinks, beer, wine, etc., typically offered at convenient stores. The Convenience Store will have a Minimum of 2-3 employees at each shift and will operate 24 hours a day, 365 days a year. Beer and wine will be sold from 6:00 am to 2:00 am daily or as approved by the City of Anaheim and Alcoholic Beverage Control. Site Design In general the site to remain the same. There are 4 standard parking, 1 accessible parking and 16 fueling parking spaces that are being offered . Pursuant to Anaheim Municipal Code, one space must be provided for every 250 sq. ft. of gross floor area for retail facilities therefore 7 spaces are required. One half of the fueling parking spaces can be counted towards the required parking. Therefore 13 parking spaces are provided Architecture The C-Store building architecture will generally remains the same, however the finishes will be stucco with stacking stone wainscot. Currently the finish of the building is metal batt-on-board and painted brick veneer in some areas. The warm color (earth tone) scheme is utilized for the building colors to complement and match the surrounding properties. The existing fueling canopy architecture to remain the same. Safety & Security The entire site will be continuously monitored by surveillance cameras attached to the building on all four sides, under fueling canopy deck and light standards. Attachment No. 2
