RESOLUTION NO. 71R-401
A RESOLUTION OF THE CITY COUNCiL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2285.
WHEREAS, after a request for variance by ALAN G. CHAPIN,
OWn.er, ANACAL ENGINEERING CO., Agent, was recei'ved, a public hear-
ing before the Planning Commission of the City of Anaheim was
held upon due and proper notice as a result of which 'Variance
No. 2285 was granted covering the following described property:
Parce'l NO. 1 of 2: That portion of Lot 9 of the South
Placentia Tract No.1, as shown on a Map recorded in
Book 5, Page 42 of Miscellaneous Maps, in the. 'office of
the County Recorder of said County, described as follows:
Beginning at a point in the Westerly line of said Lot
9 distant along said Westerly line South 0 o. 14 I 05 II West
171.81 feet from the Northwest corner of sa'id Loti thence
South 510 46' 4111 East, 233.41 feet to the Easterly line
of that certain easement conveyed to the Metropolitan
Water District of Southern Cali-fornia, desc'ribe.d in Par-
cell of Deed recorded in Book 8492, Page 353 of Official
Records in said office; thence along said Easte'r1y line

WHEREAS, t.hereafter, wi thin the time pres'cribed by
law an interested party or the City Council on its own motion
caused the review of said Planning Commission act.i.on at a public
hearing noticed and held as prescribed by law and as a result
thereof the City Council does hereby make the. following findings:
1. That the,re are special circumstances applicable to
the property, including size, shape, t.opo9raphy,
location or surroundings, which do not apply to
other property under identical zonin9 classifica-
tion in the vicinity.
2 . That, be.cause of special circumstances 'shoWn. in
(1) above, st.rict application of the zoning code
deprives the property of privileges enjoyed by
other propert.y under identical zonin9 class'i-fica-
tion in the vicinity.
NOW.. THEREFORE.. BE IT RESOLVED by the. City, Council of
the City of Anaheim, that said variance be and the ,same is hereby
granted, permitting the subdivision of the property he.reinbefore
described in to several parcels with a waiver of the 'following
section of the Anaheim Municipal Code as to Lot. is only:
Section 18.24.030 (.I-A)
Minimum required front 'se~ back,
25 feet required; 20 feet proposed.
That said variance be granted subject to the fo11owin9 conditions:
1. That this variance is granted subje'ct .to the. completion
of Reclassification No. 71-72-10. .
2. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the 'City of Anaheim, marked Exllibit No.1.
BE IT FURTHER RESOLVED that the City Council hereby
reserves the' right to revoke such variance permit for qood cause
or failure of said owner, his heirs, successors or assigns to
comply with the Anaheim Municipal Code and regulations and the
conditions herein. Said variance is granted for the term pre-
scribed by the Anaheim Municipal Code unless otherwise specified
herein.
THE FOREGOING RESOLUTION is approved an~ signed by me
