A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT TIm. BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED 0
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly pa~sed and adopted a resolutio~
recommending denial of a change in the boundaries of the zone
or zones hereinafter mentioned and described, after having
fixed a time and place for the holding of a public hearing
thereon in the manner and as prescribed in Title. is of the
Anaheim MUnicipal Code, and after having duly held and conducted
such public hearing to consider said proposed change of zone
or zones, and after having - received evidenc~e and. reports from
persons interested therein; and
WHEREAS, within a period of forty. (40) days following
the hearing thereon, the Planning Commission did duly announce
by formal resolution its findings of facts and declare its
opinions and reasons for recommending denial of said proposed
change in the boundaries of the zone or zones hereinafter
mentioned and described; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of tbe' City
Planning Commission~ the City Council did fix the 15th day of
. June, 19 /1 , as the time, and the City Council Cham-
bers in the City Hall in the.City of Anaheim as the place for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim MUnicipal Code, and the exclusion of said pr~perty, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zones hereinafter set forth; and
did give notice thereof in the manner and form as provided in
said Title 18 of said Anaheim MUnicipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ir~ and did give all persons interested therein an opportunity
to be heard and did receiv~ evidence and reports and did there-
upon consider the summary of evidence pres~ted at said public
hearing before the Planning Coamission, its re.port of findings
and recommendations; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim MUnicipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated;
and incorporated in the zone or zones as hereinafter set forth.
NOW~ THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim MUnicipal Code
be, and the same is hereby amended, and that all of the property
and area situated in the City of Anaheim, County of Orange, State
of California, described as follows~

Those portions of Lots 1, 2 and 3 of South Placentia
Tract No.1, as shown on Map recorded in Book 5, page
42 .of Miscellaneous Maps, in the office of the County
Recorder of said County, described as follows:
Beginning at a point in that certain course in Parcel 6.,
of State Highway Relinquishment No. 557, recorded in
Book 8706, pages 3 and 4 of Official Records in said
office, having a bearing and length of North 78 o. 15 lOIn
East, 323.43 feet, distant Southwesterly thereon 31.98
feet from the Northeasterly terminus thereof; thence
North 630 02' 20" West, 262.97 feet to a tangent curve,
concave Southerly and having a radius of 400.00 feet;
thence Westerly along said curve, through an angle of
290 551 3SH an arc distance of 208.92 feet to a compound
curve, concave Southeasterly and having a radius of
550.00 feet; thence South\V'esterly along last me.ntioned
curve through an angle of 530 04' 48", an arc distance
of 509.53 feet; thence South 00 14' Osn West, 8.01 feet;
thence South 720 50' 10" East, 52.12 feet to the curve
portion of the general Northerly boundary of said Parcel
6, of Highway Relinquishment No. 557, being concave
Northerly and having a radius of 4,970.00 feet; thence
Easterly along said boundary to the point of beginning.
be excluded from the R-A, AGRICULTURAL ZONE and incorporated in
R-3, MULTIPLE-FAMILY RESIDENTIAL ZONE, subject to the following
conditions;
1. That the owner(s) of subject property shall deed
to the City of Anaheim a strip of land 53-feet in
width from the centerline of the street along La
Palma Avenue and a variable width strip of land from
the center line of the street along La Palma Avenue
as required by the City Engineer for street widening
purposes.
2. That all engineering requirements of the city of
Anaheim, along La Palma Avenue including preparation
of improvement plans and installation of all improve-
ments such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other
appurtenant work shall be complied with as required
by the City Engineer and in accordance with standard
plans and specifications on file in the office of
the City Engineer; that street lighting facilities
along La Palma Avenue shall be installed as required
by the Director of Public utilities, and in accord-
ance with standard plans and specifications on file
in the office of the Director of Public utilities~
and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City
to guarantee the installation of the above me.ntioned
requirements.
3. That the owner(.s) of subject property shall .pay to
the City of Anaheim the sum of lSC per front foot
along La pa1ma Avenue for tree planting purposes.
4. That trash storage areas shall be provided in accord-
ance with approved plans on file with the office of

the Director of Public Works.

That fire hydrants shall be installed as .required
and dete~ined to be necessary by the Chief of the
Fire Department.
6. That all air conditioning facilities shall be
properly shielded from view, and the sound buffered
from adjacent properties.
7. That subject property shall be served by underground
utilities.
8. That a 6-foot masonry wall shall be constructed along
the Freeway right-of-way line.
9. That drainage of subject property shall be disposed
of in a manner satisfactory to the City Engineer.
10. That the owner(s) of subject property shall pay to
the City of Anaheim the appropriate park and recrea-
tion in-lieu fees as dete~ined to be appropriate
by the City Council, said fees to be paid at the time
the building permit is issued.
11. Prior to the introduction of an ordinance rezoning
subject property, Condition Nos. 1, 2, and 3, above
mentioned, shall be completed. The provisions or
rights granted by this resolution shall become null
and void bv action of the Citv Council unless said
conditions.- are complied with within 180 days from
the date hereof, or such further time as the City
Council may grant.
12. That Conditions Nos. 4, 5, 6, 7, 8 and 9, above
mentioned, shall be complied with prior to final
building and zoning inspections.
BE IT FURTHER RESOLVED that the city Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
