A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEH'l l"INDING AND DETERNININGrHAT A CHANGE OF
ZONE IS NECESSARY IN CERTAIN AREAS OF THE CITY,
AND THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
MUNICIPAL CODE SHOULD BE Ar,ENDED TO ACCOMPLISH
SAID CHANGE OF ZONE.
WHEREAS, the City Planning Commission of the City of Anaheim
has heretofore duly passed and adopted a resolution declaring its inten-
tion to change the boundaries of the zone or z ones hereinafter men-
tioned and described and did fix a time and place for the holding of
a public hearing thereon in the manner and as prescribed in Article
IX, Chapter 2 of the Anaheim Municipal Code. and did duly hold and
.onduct su<~h public hearing to consider said proposed change of zone
or 7.ones. and did receive evidence and reports from persons interested
therein~ and
WHEREAS. within a period of forty (40) days following the
final hearing thereon. the Planning Commission did duly announce by
formal reso111tion its findings of facts and declare its opinions and
reasons for recommending an amendment to said Article IX. Chapter 2
of the Anaheim Municipal Code to effect the proposed changes in the
houndaries of the zone hereinafter mentioned and described; and
WHEREAS. upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the
" 17th day of November, 19 59 J as the time and the
Council Chamber in the City Hall of the-nty of Anaheim as the place
for a public hearing upon said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article IX.
Chapter 2 of the Anaheim Municipal Code; and

ing, the City Council did duly hold and conduct such public hearing
qnd did give all persons interested therein an opportunity to be
h~ard and did receive evidence and reports. and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth, is
~ore suitable for the zone or zones to which it is proposed to
hange said property and area and that the inclusion of said property
'cmd area in such new zone or zones will increase the value of said
property and area and will not depreciate the values of property
in adjoining zones.
NOW, THEREFORE. BE IT RESOLVED by the City Council of the
City of' Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange. State of California, described
as follows, to wit:
PARCEL 1:
The South half of the East half of the Southeast quarter
of the Southeast quarter of Section II, Township 4 South,
Range 11 West, in the Rancho Los Coyotes, as shown on a
map recorded in Book 51, Page 11 of Miscellaneous Maps,
Records of Orange County, California.
EXCEPTING THEREFROM the Southerly 160.00 feet of the East-
erly 220.00 feet.

described in a deed to the State of California,
recorded June 19, 1941 in Book 1101, Page 42 of
Official Records.
ALSO EXCEPTING THEREFROM that portion of said land
described in a deed to the State of California,
recorded June 10, 1952 in Book 2340, Page 453 of
Official Records.
PARCEL 2:
The Southerly 160.00 feet of the Easterly 220.00 feet
of the Southeast quarter of the Southeast quarter of
Section 11, Township 4 South, Range 11 West, in the
Rancho Los Coyotes, as shown on a map recorded in
Book 51, Page 11 of Miscellaneous Maps, Records of
Orange County, California.
EXCEPTING THEREFROM that portion of said land described
in a deed to the State of California, recorded June 19,
1941 in Book 1101, Page 42 of Official Records.
ALSO EXCEPTING THEREFROM that portion of said land
described in a deed to the State of California,
recorded June 10, 1952 in Book 2340, Page 453 of
Official Records.
be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE to the follow-
ing zones, upon the conditions hereinafter set forth:
That Parcel No. 1 of the above described property be
reclassified C-I, NEIGHBORHOOD-COMMERCIAL ZONE; and
That Parcel No. 2 of subject property be changed to
C-3, HEAVY-COMMERCIAL ZONE,
upon the following conditions:
1. That the owners of subject property place of record
standard City of Anaheim C-l and C-3 Deed Re-
strictions, covering the respective areas, approved
by the City Attorney, and that the C-3 restrictions
shall limit the uses of the C-3 property to a
Service Station only.
2. That the owners of subject property deed to the City
of Anaheim a strip of land 55 feet in width, from
the center line of the street, along Stanton Avenue,
for street widening purposes.
3. (a) That all engineering requirements of the City
of Anaheim, along both Lincoln and Stanton Avenues,
such as curbs and gutters, sidewalks, street grading
and paving, drainage facilities, or other pertinent
work be complied with as required by the City Engi-
neer and in accordance with standard plans and
specifications on file in the office of the City
Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim be posted with
the City to guarantee the installation of said engi-
neering requirements.

4. That the owners of subject property pay to the
City of Anaheim the sum of $2.00 per front foot
along both Lincoln and Stanton Avenues, for street
lighting purposes.
5. That the buildings to be erected on subject property
shall be constructed essentially in conformity with
the plans this day presented to the City Council
and on file with the City of Anaheim.
6. That all of the above conditions, with the exception
of Conditions Nos. 3(a) and 5, shall be complied
with within a period of 90 days from date hereof, or
such further time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to the
City Council an amendment to Article IX, Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim Municipal Code to accomplish
the object herein found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
this 17th day of November, 1959.
