AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM M[1NICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
73R-248 & 74R-209. determining that a change or changes in the
zone or zones hereinafter mentioned and described should he made
as hereinafter set forth after duly noticed hearings and receipt
of the report and recommendation of the City Planning Commission;
and
WHEREAS, said Resolution did impose certain conditions
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
PARCEL 1: That portion of Section 6, in Township
4 South, Range 8 West, as the Northwesterly portion
of said Section 6 is shown on a map of survey re-
corded in book 11, page 45, Record of Surveys, in
the office of the county recorder of said Orange
County, described as follows:
Beginning at a point in the Easterly line to the
14.563 acre parcel shown on said map, distant
thereon north 130 38' 00" West 299.46 feet from the
Southeast corner of said Parcel and running thence
North 13° 38' 00" West, along said Easterly line,
98.00 feet to the Southeast corner of the land de-
scribed in Parcel 1, in the deed to Howard C. Patton
and wife, recorded December 21, 1953 in book 2637,
page 92, Official Records, in the office of the

county recorder of said Orange County; thence South
650 22' 40" West, along the Southeasterly line of
said land, 14.26 feet to Station "F"; thence South
650 22' 40" West 201.79 feet to Station "E", said
point being the Northeasterly line of the land de-
scribed in Parcel 1 in the deed to Albion W. Noyes
and wife, recorded November 21. 1972 in book 2414,
page 418, Official Records, in the office of the
County Recorder of said Orange County; thence South
270 05' 00" East, along said Northeasterly line,
109.71 feet to the Northwest corner of the land
described in Parcel 1 in the deed to Raymond F.
Cruz, Jr., an unmarried man, recorded June 2, 1959
in book 4740, page 60, Official Records, in the of-
fice of the county recorder of said Orange County;
thence North 611 23' 50" East, along the Northwest-
erly line of said land conveyed to Cruz, 178.64
feet to Station "D"; thence North 61° 23' 50" East,
14.49 feet to. the point of beginning,
now is "RS -A-4300000" RESIDENTIAL/AGRICUL`T'URAL (SCENIC CORRIDOR
OVERLAY) ZONE and that it be changed to and incorporated in
"RS-HS-22,000(SC)" RESIDENTIAL, SINGLE-FAMILY HILLSIDE (SCENIC
CORRIDOR OVERLAY) ZONE, subject to the following conditions:
1. That all engineering requirements of the City of Anaheim
such as curbs and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work shall be complied
withas required by the City Engineer and in accordance with'stand-
ard plans and specifications on file in the office of the City En-
gineer, at the time the property -is developed.
2. That the owner(s)-of subject property, shall install street
lighting on all streets within the area as required by the Director
of Public Utilities at the time the property is developed.
3. That electrical utilities shall be placed underground and
dedicated to. the City of Anaheim in accordance with the requirements
of the Director of Public Utilities.
4. That drainage of said property shall be disposed of in a
manner satisfactory to the City Engineer. If, in the preparation of
the site, sufficient grading is required to necessitate a grading
permit, no work on grading will be permitted between October 15th
and April 15th unless all required off-site drainage facilities have
been installed and are operative. Positive assurance shall be pro-
vided the City that such drainage facilities will be completed prior
-^ to October 15th. Necessary right-of-way for off-site drainage
facilities shall be dedicated to the City, or the City Council shall
have initiated condemnation proceedings therefor (the costs of which
shall be borne by the developer) prior to commencement of grading
operations. The required drainage facilities shall be of a size and
type sufficient to carry runoff waters originating from higher prop-
erties through said property to ultimate disposal as approved by the

City Engineer. Said drainage facilities shall be the first item of
construction and shall be completed and be functional throughout the
tract and from the downstream boundary of the property to the ulti-
mate point of disposal prior to the issuance of any final building
inspections or occupancy permits. Drainage district reimbursement
agreements may be made available to the developers of said property
upon their request.
SECTIOd 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part ,of the zone or zones as above set forth,' and.said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
