Outdoor Dining Patio: To enhance the customer experience, we have included plans for an outdoor patio adjacent to our coffee shop. We are requesting a 20% reduction in the required 10-foot landscape setback. In accordance with the Administrative Adjustment process, we would like to present the following for your consideration: Consistency with the Purposes and Intent of the Zoning Code Our proposed project, Que Bonito Coffee Shop, is in alignment with the fundamental purposes and intent of the Zoning Code. It seeks to enhance the existing urban fabric, promote responsible land use, and contribute positively to the surrounding community. The requested adjustment to the front setback requirement allows for a more efficient and effective use of the available space while still preserving the overall character and integrity of the neighborhood. Delivery Frequency: o Delivery schedule will be structured to optimize efficiency while minimizing the number of deliveries by scheduling them on Tuesdays during our weekly blackout day (closed to public). This will reduce the frequency of delivery vehicles coming to our premises, helping to alleviate congestion and parking space requirements. o Work closely with our vendors to ensure they consolidate deliveries whenever possible to minimize the overall number of trips. 2. Delivery Partners: o We will ask our local vendors and suppliers to do their best in operating delivery vehicles which are no larger than Sprinter vans when they fulfill our orders. These smaller-sized vehicles are suitable for our delivery needs and will not require a loading zone space. o We will carefully select vendors who align with our commitment to sustainability, quality, and timely delivery. 3. Efficient Unloading: o Our staff will be trained to efficiently unload and handle incoming shipments to ensure swift and organized processes, reducing the time required for delivery vehicles to remain parked at our premises. 4. Parking and Space Requirements: o We acknowledge the city's requirement for a loading zone, but given our sustainable practices, use of smaller delivery vehicles and scheduling all deliveries on Tuesdays (blackout day/closed to public), we respectfully request a reassessment of the loading zone. o With our commitment to smaller-sized delivery vehicles and our dedicated day for deliveries, we believe a loading zone would not be needed for our operation. By implementing this deliveries plan, we aim to streamline our delivery processes, minimize vehicle congestion, and reduce the space required for loading and unloading operations. WASTE MANAGEMENT PLAN FOR QUE BONITO COFFEE At Que Bonito Coffee, we are committed to minimizing our environmental impact and promoting sustainable practices in our business operations. As a local specialty coffee shop, we recognize that our operations generate waste, and we believe it is our responsibility to manage that waste in a responsible and environmentally-friendly manner. This waste management plan outlines the steps we will take to minimize our waste generation, properly handle, and dispose of any waste we do generate, and promote sustainability in our local community. Our goal is to create a sustainable business model that promotes a healthier environment for our customers, our community, and our planet. We hope to achieve this by reducing our reliance on single-use plastic and other non-sustainable materials. All "for here" drinks will served in reusable ceramic cups while all "to go" drinks will be served in reusable glass jars, which can be returned to the coffee shop for cleaning and reuse. Instead of sleeves, we will use koozies. We will also offer compostable cups made from plant-based materials as an alternative to plastic cups for children’s drinks. By offering these sustainable drink container options, we aim to reduce our contribution to the waste stream and promote sustainable practices in our local community. The types of waste that will be generated by our shop include coffee grounds, packaging, food wastes/scraps and cleaning/restroom waste. The following plan outlines how we will manage each type. Waste Types: o Coffee Grounds: To reduce waste and support local agriculture, we will donate our coffee grounds to local farmers and customers who would like them for their home gardens. The coffee grounds will be stored in a clearly labeled container to ensure they are not mixed up with other waste. o Packaging: We will serve pastries from local home bakers on plates or in compostable pastry bags. We will provide clear signage or information to customers on how to properly dispose of the packaging. We will also consider implementing a reusable container program where customers can bring in their own containers for to-go pastries. o Food Waste/Scraps: Any food waste or scraps generated by Que Bonito Coffee will be collected in a separate organic waste bin, which will then be thrown in our organics waste container for processing. Any unsold/leftover pastries will be donated to a local food bank. o Cleaning/Restroom Waste: Restroom waste, including paper towels and other disposable items, will be collected, and disposed of in a designated bin. We will also use environmentally-friendly cleaning products and liners to reduce the impact of our restroom waste on the environment. By separating these waste types and ensuring that they are handled properly, we can reduce our environmental impact and promote sustainability in our local community. Waste Containers: We will have three separate waste containers clearly labeled for trash, recycling, and organic waste including food scraps as required by local regulations. These containers will be monitored and emptied regularly to ensure they do not overflow. We will start with smaller containers and monitor how quickly they fill up to determine if larger containers are needed. We will also train our staff on how to properly sort and dispose of waste to ensure compliance with local regulations. Reducing Waste: To reduce waste, our shop will only serve drinks in ceramic cups for "for here" drinks and in glass jars for "to-go" drinks. We will work with our suppliers to reduce packaging waste by requesting that they use minimal packaging or eco-friendly alternatives. Waste Reduction Goals: From inception, our goal is to run the shop with a reduced waste of at least 25% compared to all others in our area. We hope to work on reducing this further as we become more established. We will regularly monitor our waste generation and disposal practices to track our progress at improvement. Compliance and Local Pickup We will comply with all local regulations and requirements for waste management and dispose of waste properly. This will include three 96-gal (1 trash and 2 recycling) and one 64-gal (organics) containers with commercial cart service. It will be our responsibility to wheel the carts out of the enclosure and into the alley for the pickup by our local trash collection provider. We will work with local authorities to ensure compliance and strive to exceed requirements to reduce our environmental impact. By implementing this waste management plan, we aim to minimize our environmental impact while supporting local agriculture and promoting sustainability in our community. LANDSCAPE PLAN FOR QUE BONITO COFFEE Landscape Setback Enhancement: As part of our commitment to the aesthetic enhancement of the community, Que Bonito Coffee will be incorporating a required landscape setback along Alomar Ave. This landscaping project is designed to enrich the visual appeal of the area and contribute positively to the surroundings. Drought-Tolerant Plant Material: The newly added landscape will feature a selection of drought- tolerant plant materials. These plants are chosen for their ability to thrive in the local climate with minimal water consumption. By opting for drought-tolerant vegetation, we intend to promote water conservation and contribute to the city's sustainability goals. Compliance with Anaheim's Water Efficiency Ordinance: Our landscape plan fully aligns with Anaheim's Water Efficiency Ordinance. We are committed to implementing water-efficient landscaping practices, ensuring that the plant selections, irrigation methods, and maintenance routines adhere to the city's water conservation guidelines. Mulch Instead of Turf: In lieu of traditional turf, our landscape design will incorporate forest floor mulch. This choice not only adds a distinctive aesthetic element but also reduces the need for water- intensive maintenance and conserves water resources. Existing Landscape and Trees: All existing landscape features along Euclid St will be preserved and maintained in their current state. There are no existing trees on the property now. However, we will be adding three trees along Alomar Ave, in the new landscape setback. Landscape Area Calculation: The total area designated for the new landscape enhancement along Alomar Ave is 423 square feet. Irrigation and Back Flow Prevention Device: The existing landscape along Euclid Street will maintain the existing irrigation (sprinklers), but they will be upgraded to water conserving MP rotator nozzles. All new irrigation for the landscape area along Alomar Ave will be drip irrigation to minimize water waste. A back flow prevention device will be added to the property as required by the current City standards.
