Letter of Request
Dear Mr. Taylor:
On behalf of Toffoli Investments, LLC, we formally request the filing of this application for the
various approvals necessary to construct the proposed Project, being 44 residential
condominiums, generally located at the southwest corner of West Lincoln Avenue and Laxore
Street.
The proposed project lies within the recently approved Beach Blvd Specific Plan which envisions
quality redevelopment of existing dilapidated and underutilized land uses throughout the Beach
Blvd. Corridor.
The project is an extension of the 39 Commons development across W. Lincoln Ave, DEV2019-
00120. The proposed 3-story residential homes range from 1 to 4 bedroom units. The proposed
project includes passive open space amenities for the benefit of the homeowners. Proposed
improvements include associated roadway, utility and landscape improvements and a right-of-
way dedication on Lincoln Ave.
An Affordable Housing component is proposed with this development. A total of 10% of the for-
sale townhomes will be sold Moderate buyers. The applicant will enter into a density bonus
housing agreement with the City to ensure compliance with the Density Bonus Ordinance
The project will require a conditional use permit to permit the relocation of an existing
telecommunications antenna that would exceed the height limit for that certain real property
generally located at the southwest corner of West Lincoln Avenue and Laxore Street, and
commonly referred to 2952 and 2960 West Lincoln Avenue in the City of Anaheim, County of
Orange, State of California.

The site has been studied extensively under the Specific Plan and several environmental and
technical studies have been prepared and are on file with the City. Additional reports may be
provided should the City request additional information.
