A RESOLUTION OF THE CITY COUNCIL OF THE CiTY OF
AMHEH'! B'INDI1~G AND DETERHINING THAT A CHANGE OF
ZONE IS ~ECESSARY I~ CERTAIN AREAS OF THE CITY.
AND THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
MUNICIPAL CODE SHOULD BE ~lENDED TO ACCOMPLISH
SAID CHANGE OF ZONEo
WHEREAS. the City Planning Commission of the City of Anaheim
has heretofore duly passed and adopted a resolution declaring its inten-
tion to change the boundaries of the zone or zones hereinafter men-
tioned and described and did fix a time and place for the holding of
a public hearing thereon in the manner and as prescribed in Article
IX, Chapter 2 of the Anaheim Municipal Code. and did duly hold and
-conduct sU0h public hearing to consider said proposed change of zone
or zones, and did receive evidence and reports from persons interested
therein, and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce by
formal resohltion its findings of facts and declare its opinions and
re8sons for recommending an amendment to said Article IX, Chapter 2
of the Anaheim Municipal Code to effect the proposed changes in the
h~lndaries of the zone hereinafter mentioned and described; and
WHEREAS. upon receipt of the report and recommendation of
thp City Planning Commission, the City Council did thereupon fix the
18th day of ~Ugust. 1959 , as the time and the
Council Chamber in t e City Hall of the"lITty of Anaheim as the place
for a public hearing upon said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article IX.
Chapter 2 of the Anaheim Municipal Code; and
wrlEREAS. at tne time and place fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
'1nd did give all persons interested thereln an opportunity to be
hesrd and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth. is
more suitable for the zone or zones to which it is proposed to
('hange said property and area and that the inclusion of said property
snd area in such new zone or zones will increase the value of said
property and area and will not depreciate the values of property
in adjoining zones.
NOW, THEREFORE. BE rr RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange. State of California, described
as follows, to wit:
The Westerly 6 acres of Lot .5 of the Replat of Orchard
Park Tract in the City of Anaheim, County of Orange,
state of California, more particularly described as
follows:
The Westerly 769.75 feet of Lot .5 of the "Replat of
Orchard Park Tract", said distances being computed to
the center line of Citron Street, as shown on a map
recorded in book 7, page 6, Miscellaneous Maps, records
of said Orange County, California.

be changed from R-A. RESIDENTLAL-AGRICULTURAL ZONE, to R-l,
MULTIPLE-FAMILY RESIDENTIAL ZONE, upon the following conditions:
I. That the owner of subject property deed to the City of Anaheim
a strip of land 32 feet in width, from the center line of the
street, along Citron Street for street widening purposes.
2. (a) That all engineering requirements of the City of Anaheim,
such as curbs and gutters, sidewalks, street grading and pav-
ing, drainage facilities, or other pertinent work be complied
with as required by the City Engineer, and in accordance with
standard plans and specifications on file in the Office of the
City Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim be posted with the City
to guarantee the installation of said engineering requirements.
3. That the owner of subject property pay to the City of Anaheim
the sum of $2.00 per front foot for street lighting purposes.
4. That the final map of Tract No. 3492, in which subject property
is included, be recorded.
5. That all buildings erected on the lots abutting Citron Street
be limited to one story in height.
6. That the owner of subject property place of record standard City
of Anaheim R-3 Deed Restrictions, approved by the City Attorney,
which restrictions shall limit all buildings erected on the lots
abutting Citron Street to one story in height.
7. That the owner of subject property pay to the City of Anaheim
the sum of $25.00 per dwelling unit, to be used for park and
recreation purposes, said sum to be paid at the time the build-
ing permit is granted.
8. That all of the above conditions, with the exception of Condi-
tions No. 2(a), .5 and 7 be complied with within a period of
180 days from date hereof, or such further time as the City
Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and he
is hereby authorized and directed to prepare and submit to the City
Council an amendment to Article IX, Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim Municipal Code to accomplish
the object herein found and determined to be necessary and proper.
