4024ORDINANCE NO. 4024
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. determining that a change or changes
in t e zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of the Southeast quarter of Section
26, in Township 4 South, Range 10 West, in the
Rancho San Juan Cajon de Santa Ana, City of
Anaheim, as shown on a map thereof recorded in
book 51, page 7, et seq., Miscellaneous Maps,
records of said Orange County, described as
follows:
Beginning at a point in the West line of said
Southeast quarter, distant thereon South 00 04'
West 1353 feet from the Northwest corner of said
Southeast quarter, said point being also the
Southwest corner of the land described in the
deed to John T. Saulsbery and wife, filed
November 9, 1933, as document No. 2341, in the
office of the Registrar of Titles of said Orange
County:

And running thence North 72° 541 East along the
Southerly line of said land conveyed to Saulsbery
253 feet; thence North 390 17' 20" Westerly line
of said Southeast quarter; thence South 00 04'
West along said Westerly line, 180.27 feet to the
point of beginning.
now is "RS -A-43,000" RESIDENTIAL, AGRICULTURAL ZONE and that it
be changed to and incorporated in "RM -1200" RESIDENTIAL,
MULTIPLE -FAMILY ZONE subject to the following conditions:
1. That trash storage areas shall be provided in
accordance with approved plans on file with the Office of the
Director of Public Works.
2. That a minimum 75 -foot long "no parking" area
shall be provided along Lewis Street adjacent to the subject
property to provide for adequate trash pick-up, or that a
satisfactory agreement shall be made by the petitioner with
the Streets and Sanitation Division to post said area for "no
parking" on trash pick-up days.
3. That fire hydrants shall be installed and charged
as required and determined to be necessary by the Chief of the
Fire Department prior to commencement of structural framing.
4. That subject property shall be served by under-
ground utilities.
5. That drainage of subject property shall be
disposed of in a manner satisfactory to the City Engineer.
6. That the owner(s) of subject property shall
pay to the City of Anaheim the appropriate park and recreation
in -lieu fees as determined to be appropriate by the City
Council, said fees to be paid at the time the building permit
is issued.
7. That the owner(s) of subject property shall
pay the traffic signal assessment fee (Ordinance No. 3896)
amounting to $36.00 per each new dwelling unit prior to the
issuance of a building permit.
8. That a 6 -foot high masonry wall shall be
constructed along the north, east and south property lines.
9. That Condition Nos. 1, 2, 3, 4, 53 61 7, and
a, above mentioned, shall be complied with prior to final
building and zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage, it shall take effect and be in full force.
