AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. P determining that a change or changes
in the zone or zones Yereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of the Northwest quarter of the
Northeast quarter of Section 18, Township 4 South,
Range 10 West,.in the Rancho Los Coyotes, as shown
on a Map recorded in Book 51age 10 of Miscellan-
eous Maps, records of Orange County, California,
shown as that certain 8.95 acre parcel of land on
a Map filed in Book 4, page 39 of Record of Surveys
in the office of the County Recorder of said Orange
County.
Beginning at the Northwest corner of said Northeast
quarter; thence North 880 58' 00" East 660.00 feet
along the North line of said Northeast quarter to
the'Northeast corner of the Northwest quarter of the
Northwest quarter of the Northeast quarter of said
Section 18; thence South 000 08' 35" East 666.48
feet to the Southeast corner of said Northwest quar-
ter of the Northwest quarter of the Northeast quarter;
thence South'880 58' 07" West 44.00 feet; thence
North 00 18' 00" West 152.00 feet; thence South 870
52' 00" West 171.00 feet; thence South 610 30' 00"

feet to the West line of said Northeast quarter;
thence North '00°. 08' 45" West 651.41 feet to the
point of beginning.
Excepting therefrom that portion thereof lying South-
erly of the following described liner
Beginning at a point in the Westerly line of said
hereinabove described land being distant North 00°
08' 45" West 98.00 feet, thereon, from the Southwest
corner thereof; thence North 880 58' 00" East along
a line parallel with the Northerly line of said here-
inabove described land to the Southerly boundary of
said hereinabove described land,
now is "RS -A-43,000". RESIDENTIAL/AGRICULTURAL ZONE and that it be
changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE, sub-
ject to the following conditions:
1. That sidewalks shall be installed along Gilbert Street,
as required by. the City Engineer and in accordance with standard
plans and specifications on file'in the Office of the City Engineer.
.2.. That trash storage areas shall be provided in accordance
with approved plans on file with'the Office of the Director of Public
Works.
3. That fire hydrants shall be installed and charged, as
required and determined to be necessary by the Chief of the Fire
Department, prior to commencement.of structural framing.
4. That subject property shall be served by underground
utilities.
5. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
6. In the event that subject -property is to be divided for
the purpose of sale, .lease 'or financing, .a parcel map, to record
the approved division of subject property,.shall be submitted to
and approved by the City of Anaheim and then be recorded in the
Office of the Orange'County Recorder.
7. That the developer shall bear the full costs of construc-
ting traffic signalization at the intersection of Lincoln Avenue
and Belinda Circle and of any modification to the existing median
in Lincoln Avenue including patterned concrete, landscaping and ir-
rigation facilities.

8. That -subject property shall be developed precisely in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through 3; provided, .however, that
an eight -foot high block wall -shall be constructed along the south.
property line and that a ten -foot high block wall .shall. be con-
structed along the southerly and easterly sides of the truck load-
ing ramps, said wall to be measured from the nominal -grade of the
site.
9. That Conditions No. 1,.28, 41, 5, 7 and 8, above mentioned,
shall be complied with prior to final building and zoning inspec-
tions.
SECTION 2.
The'City'Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to- the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage .of this
Ordinance and shall cause the same to be printed once within
fifteen (1.5) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed,.published and cir-
culated in said City, and thirty (3.0) days from and. after its
final passage, it shall take effect and be in full force.
