AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND'THAT:
WHEREAS, the City Council did adopt its Resolution No.
73R-248 & 74R-209 determining that a change or changes in the
zone or zones hereinafter mentioned and described should he made
as hereinafter set forth after duly noticed hearings and receipt
of the report and recommendation of the City Planning Commission=
and
WHEREAS, said Resolution did impose certain conditions
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the -
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Parcel 1, in the City of Anaheim, as shovin on a
Parcel Map filed in book 102, page 13, of Parcel
Maps, .in the Office of the County Recorder of
Orange County, California,
now is "RS-A-43,000(SC)" RESIDENTIAL/AGRICULTURAL (SCENIC CORRIDOR
OVERLAY) ZONE and that it be changed to and incorporated in
"RS-HS-22,000(SC)" RESIDENTIAL, SINGLE-FAMILY HILLSIDE (SCENIC
CORRIDOR OVERLAY) ZONE, subject to the following conditions:
1. That all engineering requirements of the City of Anaheim
such as curbs and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work shall be complied
with as required by the City Engineer and in accordance with stand-
ard plans and specifications on file in the office of the City
Engineer at the time the property is developed.

2. That the owners) of subject property shall install
street lighting on all streets within the area as requires, by the
Director of Public Utilities at the time the property is developed.
3. That electrical utilities shall be placed underground
and dedicated to the City of Anaheir. in accordance with the require-
ments of the Director of Public Utilities.
4. That drainage of said property shall be disposed of in a
manner satisfactory to the Citi* Engineer. If, in the preparation
of the site, sufficient grading is required to necessitate a grad-
ing permit, no work on grading will be permitted between October
15th and April 15th unless all required off-site drainage facili-
ties have been installed'and are operative. Positive assurance
shall be provided the City that such drainage facilities will be
completed prior to October 15th. Necessary right-of-way for off-
site drainage facilities shall be dedicated to the City, or the
City Council shall have initiated conderanation proceedings there-
for (the cost of which shall be borne by the developer) prior to
commencement of grading operations. The required drainage facili-
ties shall be of a size and type sufficient to carry runoff waters
originating from higher properties through said property to ulti-
mate disposal as approved by the City Engineer. Said drainage
facilities shall be the first item of construction and shall be
completed and be functional throughout the tract and from the down-
stream boundary of the property to the ultimate point of disposal
prior to the issuance of any final building inspections or occu-
pancy permits. Drainage district reimbursement agreements may be
made available to the developers of said property upon their
request.
5. That prior to the approval of the Final Tract Mapp floor
plans and elevation for the proposed houses shall be submitted to
and approved by the City Planning Commission and the City Council.
In cases where a parcel map may be permitted by law, floor plans
and elevations for the proposed houses shall be submitted to and
approved by the Planning Department prior to issuance of a build-
ing permit.
SECTION 2.
The City Zoning 14ap shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
