ORDINANCE NO. 3845
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. determining that a change or changes
in the zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
THAT PORTION OF LOT 4 OF SOUTH PLACENTIA TRACT
NO. 2, AS PER MAP RECORDED IN BOOK 5 PAGE 42 OF
MISCELLANEOUS MAPS, IN THE OFFICE OF THE COUNTY
RECORDER OF SAID COUNTY, DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT ON THE WEST LINE OF SAID
LOT, NORTH 478.25 FEET FROM THE SOUTHWEST CORNER
OF SAID LOT; THENCE NORTHERLY 120.00 FEET ALONG
SAID WEST LINE; THENCE EASTERLY PARALLEL WITH
THE NORTH LINE OF SAID LOT TO A POINT EASTERLY
215.00 FEET, MEASURED ALONG SAID PARALLEL LINE
FROM THE CENTER LINE OF CYPRESS AVENUE; THENCE
SOUTHERLY 120.00 FEET PARALLEL WITH THE WEST
LINE OF SAID LOT; THENCE WESTERLY PARALLEL WITH
THE NORTHERLY LINE OF SAID LOT TO THE POINT OF
BEGINNING.
THE NORTHERLY 120 FEET "MEASURED ALONG THE WEST-
ERLY LINE" OF THAT PORTION OF LOT 4 OF SOUTH
PLACENTIA TRACT NO. 2, AS SHOWN ON A MAP RECORDED
IN BOOK 5 PAGE 42 OF MISCELLANEOUS MAPS, IN THE
OFFICE OF THE COUNTY RECORDER OF SAID COUNTY,
DESCRIBED AS FOLLOWS: BEGINNING AT THE SOUTHWEST
CORNER OF SAID LOT 4; THENCE NORTHERLY 598.25

FEET ALONG THE WEST LINE OF SAID LOT; THENCE
EASTERLY PARALLEL WITH THE NORTH LINE OF SAID LOT
TO A POINT WHICH 'IS DISTANT 340.00 FEET EASTERLY,
MEASURED ALONG SAID PARALLEL LINE AND THE EXTEN-
SION THEREOF, FROM THE CENTER LINE OF CYPRESS
AVENUE; THENCE SOUTHERLY PARALLEL WITH THE WEST
LINE OF SAID LOT 4 TO THE SOUTHEASTERLY LINE OF
SAID LOT; THENCE SOUTHWESTERLY ALONG SAID SOUTH-
EASTERLY LINE TO THE SOUTH LINE OF SAID LOT;
THENCE WESTERLY 85.90 FEET ALONG SAID SOUTH LINE
TO THE POINT OF BEGINNING.
EXCEPTING THEREFROM THAT PORTION LYING WESTERLY
OF A LINE PARALLEL WITH THE EASTERLY 215.00 FEET
FROM SAID CENTER LINE .OF CYPRESS AVENUE,
now is "RS -A-43,0.00" RESIDENTIAL/AGRICULTURAL and "RM -1200"
RESIDENTIAL, MULTIPLE -FAMILY ZONES and that -they be changed to
and incorporated in "RM --1200" RESIDENTIAL, MULTIPLE FAMILY ZONE
subject to the following conditions: -
1. That trash storage areas shall be provided in accordance
with approved pians on file with the Office of the Director of
Public Works provided, however, that such trash storage areas shall
not be located immediately adjacent to the mobile home park to the
north but shall be set back a minimum of five (5.) feet from the
common property line.
2.. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
5. That -the owner of subject property shall pay to the City
of Anaheim the appropriate park and recreation in -lieu fees as de-
termined to be appropriate by the City Council, said fees. to be
paid at the time the building permit is issued.
6. That Condition Nos. 1, 3 and 4,.above-mentioned,. shall
be complied with prior to final building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now -situated and incorporated in and made

a part of the zone or zones as above set forth, and said City
Zoning Map, as amended,cis hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,.
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (3.0) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this - 4th day of , April ,
