La Palma, 405.69 feet west of the center line of La Palma
at the junction of West Street as shown on the map of a
section of said section made for F. W. Fleischmann, and

of the County Recorder of Orange County, California. Pro-
ceeding Southward 674.8 feet to the North line of the County
Flood Control Right-of-Way, as recorded in the Orange County
Flood Control Right-of-Way Carbon Creek Channel - B-1, Map
10; thence 631.4 feet Northeast along the North line of said

be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE to C-l,
NEIGHBORHOOD-COMMERCIAL ZONE, upon the following conditions:
1. That the professional office building constructed
on subject property shall not exceed two stories
in height, and that all other buildings constructed
on subject property shall be limited to one story
in height.
2. That the owner of subject property place of record
standard City of Anaheim C-l Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the C-l uses of the property to Medical
and Dental Offices, Professional Offices, Pharmacies,
Flower Shops, Coffee Shops, and Rest Homes; and
shall limit the professional offices to two stories
in height and all other buildings constructed on
the property to one story in height.
3. That all operations in relation to the proposed
coffee shop to be located on subject property shall
be carried on within the confines of the bUilding.
4. That the owner of subject property deed to the City
of Anaheim a strip of land 53 feet in width, from
the center line of the street, along La Palma
Avenue, for street widening purposes; and a strip
of land 32 feet in width, from the center line of
the street, along West Street, for street widening
purposes.
5. (a) That all engineering requirements of the City
of Anaheim, along La Palma Avenue and West Street,
such as curbs and gutters, sidewalks, street grading
and paYing, drainage facilities or other pertinent
work be complied with as required by the City Engi-
neer and in accordance with standard plans and
specifications on file in the office of the City
Engineer; and (b) that a bond in an amount and
form satisfactory to the City of Anaheim be posted
with the City to guarantee the installation of said
engineering requirements.

6. That the owner of subject property pay to the City
of Anaheim the sum of $2.00 per front foot for street
lighting purposes.
7. That the owner of subject property construct a 6-foot
masonry wall along the westerly property line.
8. That the owner of subject property obtain approval
from the Orange County Flood Control District to
said reclassification and furnish to the City of
Anaheim the location and description of the property
and area to be taken for the Flood Control Channel.

9. That any and all drive accesses immediately adjacent
to the Orange County Flood Control Channel conform
to the requirements of the City Engineer and that
all plans therefor be approved by said City Engineer.
10. That the revised plans for the development of said
property shall be substantially the same as the
original site plans filed with the City of Anaheim.
11. That all of the above conditions, with the exception
of Conditions Nos. 1, 3, 5(a), and 10, be complied
with within a period of 90 days from date hereof,
or such further time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to the
City Council an amendment to Article IX, Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim ~~nicipal Code to accomplish
the object herein found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
this 28th day of July, 1959.
