MULTIPLE-FAMILY RESIDENTIAL ZONE to the following zones, upon
the conditions hereinafter set forth:
That Parcel No.1 above described be changed to C-l,
NEIGHBORHOOD-C~~ffiRCIAL ZONE; and
That Parcel No. 2 be changed to C-3, HEAVY-CO~~CIAL
ZONE,
upon the following conditions:
1.
That a sidewalk be constructed along Citron Street,
from the curb to the property line--approximately
9 feet in width, by the property owner.
2.
That adjacent to the sidewalk above mentioned, to
be constructed along Citron Street, there be
established a 4-foot planter strip which shall be
maintained by the property owner.
That back of the 4-foot planter strip to be established
along Citron Street, there be installed by the property
owner a solid 6-foot masonery wall, 150 feet in length,
running from the north side of the driveway at the
southwest corner of subject property to the south side
of the next driveway to the north.

That the building setback line along Citron Street
shall be a minimum 0 f 40 feet from the prope rty line.
That the owner of subject p~operty deed to the City
of Anaheim a strip of land ~3 feet in width, from the
center line of the street, along West La Palma Avenue
for street widening purposes; and a strip or land 32
feet in width, from the center line of the street,
along North Citron Street for street widening purposes.

(a) That all engineering requirements of the City of
Anaheim, along West La Palma Avenue and North Citron
Street, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other
pertinent work, be complied with as required by the
City Engineer and in accordance with standard plans
and specifications on file in the office of the City
Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim be posted with the
City to guarantee the installation of said engineering
requirements.

7. That the owner of subject property place of
record standard City of Anaheim C-I Deed
Restrictions, approved by the City Attorney,
covering Parcel No.1 above described, and
standard City of Anaheim C-3 Deed Restrictions,
approved by the City Attorney, covering Parcel
No.2, and that the C-3 restrictions shall
1 imit the C-3 uses of the property to a service
station or any C-l use.
8. That the owner of subject property pay to the
City of Anaheim the sum of $2.00 per front foot
along La Palma Avenue for street lighting
purposes.
9. That all of the above conditions, with the
exception or Conditions No.2, 4 and o(a),
be complied with within a period of 180 days
from date hereof, or such further time as the
Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and
submit to the City Council an amendment to Article IX,
Chapter 2 of the Anaheim Municipal Code to amend said Anaheim
Municipal Code to accomplish the object herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
