AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC 8-42 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Tract No. 10387 as shown in Book 460, Pages 15-17
of Miscellaneous Maps on file in the office of the
County Recorder, Orange County, California,
now is in "CL" COMMERCIAL LIMITED ZONE and that it be changed to
and incorporated in "RM -4000" RESIDENTIAL, MULTIPLE -FAMILY ZONE,
subject to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive Director
of Public Works.
2. That fire hydrants shall be installed and charged as
,,.., required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.

4.. That a six-foot (61) masonry wall shall be constructed
along the east property lines.
5. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
6. That .the owner of subject property shall pay to the City
of Anaheim the appropriate park and recreation in -lieu fees as de-
termined to be appropriate by the City Council, said fees to be
paid at the time the building permit is issued.
7. That street names shall be approved by the City Planning
Department prior to approval of a final tract map.
8. That -all primary accessways shallbe developed in accord-
ance with the City of Anaheim's standards for private streets.
9. If permanent street name signs have not been installed,
temporary street name signs shall be installed prior to any occu-
pancy.
10. That appropriate water assessment fees as determined by
the .General Manager of Public Utilities shall be paid to the City
of Anaheim prior to the issuance of a building permit.
11. That revised plans shall be submitted to- the Planning
Department for approval, said revision incorporating the petition-
er's stipulations as previously stated in this resolution.
12. That'revised precise plans be submitted to the Planning
Department staff for review reversing the project and providing a
twenty-eight foot (281) wide access drive on the south property
line.
13. That .the swimming pool be relocated from the southeast
corner of subject property to the northeast corner.
14. That Conditions No. 1, 3, 4, 5, 72 83, 9, 11, 12, and 13,
above-mentioned, shall be complied with prior to final building
and zoning inspections.
SECTION 2..
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
de
part of the zone or zones as above set forth, and said City.
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to -prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to:be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
