AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
67R-310 determining that a change or changes in the
zone or zones hereinafter mentioned and described should be made
as hereinafter set forth after duly noticed hearings and receipt
of the report and recommendation of the City Planning Commission;
and
WHEREAS, said Resolution did impose certain conditions
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of the Southeast quarter of Section 22,
Township 4 South, Range 10 West, in the Rancho San
Juan Cajon de Santa Ana, as shown on a Map recorded
in Book 51, page 10 of Miscellaneous Maps, records
of Orange County, California, described as follows:
Beginning at the intersection of the West line of
the East 40.00 feet of said Southeast quarter with
the Easterly prolongation of the North line of Tract
3084, as per map recorded in Book 96, pages 39 and
40 of said Miscellaneous Maps; thence South 890 341
30" West 1251.99 feet along said prolongation and
said North line to the East line of the land de-
scribed in the Deed to Leo Freedman recorded
December 22, 1959 in Book 5025, page 338 of Official
Records; thence North 00 13' 22" West 585.00 feet

along said East line to the North line of the South
1260.00 feet of said Southeast quarter; thence North
890 541 30" East 1026.00 feet along said North line
to the Southwesterly line of the land described in
the Deed to the State of California, recorded October
29.2 1952 in Book 24.04, page 83 of Official Records;
thence along said Southwesterly line South 280 08'
46" East 270.91 feet and Southeasterly 175.85 feet
along a tangent curve concaveNortheasterly having
a radius of 780.00 feet to the West line of the
East 40.00 feet of said Southeast quarter; thence
South'00 12' 53" East 201..33 feet to the point of
beginning.
Excepting therefrom that portion thereof lying
Westerly of the Easterly line of Parcel 1 as shown
on a Map filed in Book 74, page 50 of Parcel Maps
in the Office of the County. Recorder of said Orange
County,
now is "RS -A-43,00.0" RESIDENTIAL/AGRICULTURAL ZONE and that'it be
changed to. and incorporated in "C-R" COMMERCIAL, RECREATIONAL ZONE
subject -to the following conditions:
1. That all engineering requirements of the City of Anaheim,
such as curbs and gutters, sidewalks, street'grading and paving,
drainage facilities, or other appurtenant wok, shall be complied
with as required by the City Engineer and in accordance with stand-
ard plans and specifications on file in the Office of the City
Engineer, at the time the property is developed.
2. That .the owners of subject property shall pay to the
City of Anaheim the appropriate fee as determined by the City for
street lighting purposes, said amount to be paid at the time the
property is developed.
3. That the owners of subject property shall pay to the
City of Anaheim the appropriate fee as determined by the City for
tree planting purposes, said amount to be paid at the time the
property is developed.
4. That trash storage areas shall be provided in accord-
ance with approved plans on file in the Office of the Public
Works Executive Director and Superintendent of Streets, -prior to
final building inspection.
5. That all air conditioning facilities shall be properly
shielded from view and shall be in architectural conformance with
,..� the structure.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to- be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage,.it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 30th day of October, 1979.
