described as follows:
Beginning at a point at ahe Southerly line of said Lot 6.
distant thereon South 74 30t West 395.5 feet from the

15 24' West 110J.88 feet; thence South 81 36' West

extension thereof of the tract of land conveyed by James B.
Mulvey to Cornelia Mulvey, et al., by deed recorded JaauarT 6,
1934 in Book 650, page 497, Official Records, in the office
of the County Recorder of said Orange County; being the
Westerly line or the Southerly extension thereof of land
described, Certificate of !it1e 50. 9794, issued by the
Registrar of Titles of said Orange County. on December 24,
1943: thence South 740 30' West along the center line of
Center Street. 4.86 feet: thence North 140 4J' West 407.38
feet to a point in the Westerly line of said tract of land
conveyed by the deed above mentioned. being the Westerly line
of said land described in a Registrar's Certificate of Title
above mentioned, said point being 50rth lsD 24' West 407.32

AND WRER?A~, the City Planning Commission did hold a public
hearing at the City Ball in the City of Anaheim upon said petition on

December 15, 1948. notices of which said public hearing were duly given
as required by law and the provisions of Section 9200.17 of the Anaheim
Municipal Code; and
WHEREAS. said Commission. after due inspection. iDYestigation
and studies made by itself and in i h behalf and ai'ter due consideration
of all evidence and reports offered at said hearing, did adopt it.
Resolution Bo. 127. recommending to the City Oounci1 of the City of
Amaheim that Variance 50. 1067 be granted upon the conditions stated in
said resolution; and
WBEREAS. the City Council does find that:
or
1. There are e%Ception~extraordinary circumstances
or conditions applicable to the property involved
or to the intended use of the property that do
not apply generally to the property or class of
use in the same vicinity and lone.
2. That such a variance is necel8ary for the preserva-
tion and enjoyment of a substantial property right
possessed by other property in the same vicinity and
zone and denied to the property in question.
3. That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
4. That the granting of such variance will not adversely
affect the comprehensive general zoning plan.
50W. THiREFORE. Hi IT RESOLVID by the City Council of the City
of Anaheim that a conditional zoning variance be. and the seme is hereby
granted to J. H. MULVEY. 1627-G hst Center Street. Anaheim. California,
to use the Oenter Street frontage of 123.94 feet of the property herein-
above described, for a depth of 115 feet, for 0-1, NEIGHBORHOOD-COMMlRCIAL
uses. subject to the following conditions:
1. That the owner of subject property deed to the
City of Anaheim a strip of land 53 feet in width.
from the center line of the street, along East
Center Street for street widening purposes.
2. That sidewalks be installed as required by the
C i t y Engineer.
,. That the owner of subject property paf to the Oity
of Amaheim the sum of $2.00 per front foot for
street lighting parposes.

The City Council hereby reserves the right to revoke such
variance permit for good cause or failure of said owner. his heirs.
successors or assigns. to comply with the Amaheim Municipal Code and
regulations and the conditions herein. Said variance is granted for the
term prescribed by the Anaheim Municipal Code unless otherwise specified
herein.
