RISOLUTION NO. 4635
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE CITY,
AND THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
MUNICIPAL COO! SHOULD BE AMENDED TO ACCOMPLISH
SA ID CHANGE OF ZONE..
WHEREAS, th.CI ty Planning Commission of the City of Ana-
heim has heretofore duly passed and adopted a resolution declaring
its Intention to change the boundaries of the zone or zones herein-
after mentioned and ducr Ibed and did fix a time and plac. for the
holding of a public h.arlng thereon In the manner and a. pre.crlbed
In Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct such public hearing to consider said proposed Chang'
of zon, or zones, and did receive evidence and reports from person.
Int.rested therein; and
WHEREAS, withIn I period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce by
for..l resolution Its findings of facts and declare It. opinions and
rea.ons for recommending an amendment to said Article IX, Chapter 2
or the Anaheim Municipal Code to effect the proposed chang.. In the
boundaries of the zone hereinafter mentioned and described, and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the
15th day of ~, 19 58 , as the time and the Council
~in the ~he CIty of Anaheim as the place for a
public hearing upon laid proposed change of zone, and did give notice
thereof In the manner and as prOVided In said Article IX, Chapter 2
of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
and did gIve all persons Interested therein an opportunl ty to be
heard and did receive evIdence and ~eports, and did ther.upon con-
sider the recommendations of the City Planning Commls.lon; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone In which It
11 now tltuated to a different zone, II hereinafter set forth, 11
more suItable for the zone or zones to which It II propo.ed to change
.aid property and area and that the Inclusion of said property and
area in such nrw zone or zones will increase the value or laid
property and area and will not depreciate the values of property In
adjoinIng zones.
NOW, THEREFORE, BE IT RESOLVED by the CIty Council of the
City of Anaheim that all of the property and area .Ituated In the
City of Anaheim, County of Orange, State of California, described
a. follows, to wit:
PARCEL 1. The Northwest quarter of the Southwest quarter
of the Southwest quarter of Section 1, Township 4 South,
Range 10 West, S.B.B. & M.;
EXCEPTING THEREFROM the North 30 feet.
PARCEL 2. The West 32 feet of the Northeast quarter of the
Southwest quarter of the Southwest quarter of Section 1,
Township 4 South, Range 10 West, S.B.B. & M.;
EXCEPTING THEREFROM the North 30 feet.

be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE, to the
following zones, upon the conditions hereinafter set forth:
That that portion of subject property described as
the West 183.00 feet of the South 132.,0 feet of
the North 162.50 feet of the Northwest quarter of
the Southwest quarter of the Southwest quarter of
Section 1, Township 4 South, Range 10 West, S.B.B. & M.,
be changed to C-3, HEAVY-COMAERCIAL ZONE; and
That the remainder of subject property be reclassified
R-3, MULTIPLE-FMAILY RESIDENTIAL ZONE,
upon the following conditions:
1. That any dwellings erected on the lots adjoining
Tract No. 3167 be limited to one story in height.
2. That the owners of subject property place of
record standard City of Anaheim R-3 and C-3
Deed Restrictions, approved by the City Attorney,
cov9ring the respective areas, the C-3 restric-
tions to limit the C-3 uses to a service station
only or to any C-1 or R-3 uses, and the R-)
restrictions to limit the height of any dwellings
constructed on the lots adjoining Tract No. 3167
to one story.
3. That the owners of subject property deed to the
City of Anaheim a strip of land ,3 feet in width,
from the center line of the street, along
Placentia Avenue on the west si~e of the area
recla." C-); and a strip of land 4, feet in
width he center line of the street, along
Placen nue on the northwest side of the
area reclassified C-], for street widening pur-
poses.
4. That a tentative tract map be filed with the City
of Anaheim before the R-3 property is developed,
said map to include alleys as shown on the Land
Use Study or Survey on fi 1 e wi th the Ci ty.
BS IT fURTHER RESOLVED that the City At tor ney be,
and he is hereby, authorized and directed to prepare and
submit to the City Council an amendment to Article IX,
Chapter 2 of the Anaheim Municipal Code to amend said
Anaheim Municipal Code to accomplish the object herein
founrt and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
