RISOLUT ION NO. 4610
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANG!
0' ZONE IS NECESSARY IN CERTAIN AREAS 01" THE CITY,
AND THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
MUNICIPAL COOE SHOULD BE AMENDED TO ACCOMPLISH
SAID CHANGE OF ZONE..
WHEREA.S, th.City Planning Commission of the City or Ana-
h.l. ha. heretofore duly passed and adopted a resolution d.clarlng
it. Intention to change the boundaries of the Eone or zones h.r.ln-

holding of a public hearing thereon in the manner and a. pre.crlbed
In Articl. IX, Chapter 2 of the Anaheim MUnicipal Code, and did duly
hold and conduct such public hearing to con.lder said proposed change
of Eone or zones, and did receive evidence and reports from persons
Int.r.sted therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announc. by
for..l relolution Its findings of facts and declare it. opinions and
realons for recomm.nding an amendment to said Article IX, Chapter 2
or the Anaheim Municipal Code to effect the proposed chang.. in the
boundaries of the zone hereinafter mentioned and described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did th.reupon fix the

WHEREAS, at the time and place fixed for said pUbliC hear-
ing, the City Council did duly hold and conduct such public h.arlng
and did give all persons Interested therein an opportunl ty to be
h.ard and did receive evidence and report., and did th.r.upon con-
sider the recommendations of the City Planning Commll.lon; and
WHEREAS, the City Council does find and det.rmine that the
property and area proposed to be changed from the Eone In which It

NOW, THEREFORE, BE IT RESOLVED by the CIty Council of the
City of Anaheim that all of the property and area .ltuated In the
City of Anaheim, County of Orange, State of California, d.lcrlbed

The West 80.00 feet of the East 263.00 feet of the North
129.00 feet (measured along the northerly and easterly
lines respectively) 01' those portions 01' Lots 9 and 10
01' the Miles Rancho, in the City 01' Anaheim~ County of
Orange, state 01' California~ as shown on the map thereof
recorded in B06k 4, Page 7 01' Miscellaneous Maps, records
01' said Orange County~ bounded and described as follows:
Beginning at a point in the center line 01' the unnamed road
shown on said map adjoining said Lots 9 and 10 on the north

and known as Romneya Drive, distant thereon South
890 431 20" West 328.98 feet from the intersection
of said center line with the northerly prolongation of
the easterly line of said Lot 10, said point of begin-
ning being the intersection of said center line with
the easterly line or the northerly prolongation there-
of, of the tract of land described in the deed dated
July 10, 1942, executed by Bank of America National
Trust and Savings Association, in favor of David
Corderman and wife, and recorded in Book 1156, Page 18
of Official Records, in the Office of the Countl
Recorder of said Orange County; thence, South 0 241 00"
East along said easterly line of the Corderman tract of
land, 238.00 feet; thence, South 890 431 20" West paral-
lel with said center line of Romneya Drive, 363.58 feet
to the center line of the unnamed road shown on said
map adjoining said Lots 9 and 10 on the west and known
as West Street; thence, North 00 291 10" 11Test along
said center line of West Street, 236.00 feet to said
center line of Romneya Drive; thence, North 890 431 2011
East along said center line of Romneya Drive, 363.94
feet to the point of beginning;
be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE to R-3, MULTIPLE-
FAMILY RESIDENTIAL ZONE, upon the following conditions:
1. That all buildings erected on subject property be
constructed in accordance with plans presented to
the City Council and on file with the City of
Anaheim.

2. That the owners of subject property deed to the
City of Anaheim a strip of land 32 feet in width,
from the center line of the street, along Romneya
Drive for street widening purposes, if such dedi-
cation has not previously been made.
3. That all engineering requirements of the City of
Anaheim on Romneya Drive, such as curbs and gutters,
sidewalks, street grading and paving, drainage
facilities or other pertinent work be complied with
as required by the City Engineer.
4. That the owners of subject property place of record
standard City of Anaheim R-3 Deed Restrictions,
approved by the City Attorney.
$. That said change of zone shall not become effective
unless within sixty (60) days, or such further time
as the Council may grant, the restrictions herein
required to be imposed upon the property shall have
been executed by the owners of the property, sub-
mitted to the City for approval and filed of record,
nor until the deed for street widening purposes, if
required, has been executed and delivered to the
City, and the engineering requirements on Romneya
Drive have been complied with as required by the
City Engineer, or a bond, approved by the City Attorney,
posted with the City in an amount sufficient to cover
said improvements as required by the City Engineer.

BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby, authorized and directed to prepare and submit to
the City Council an amendment to Article IX, Chapter 2 of the
Anaheim Municipal Code to amend said Anaheim Municipal Code to
accomplish the object herein found and determined to be necessary
and proper.
