PARCEL 4: The east 330.00 feet except the south 259.06 feet of that certain 17.63 acre parcel of land shown on a map thereof recorded in Book 40, Page 6 of Records of Survey in the Office of the Recorder of Orange County, California, said dimensions being as measured along the south property line of said parcel and the center line of Euclid Avenue, respect! ve ly. PARCEL 5: That certain 17.63 acre parcel of land shown on a map thereof recorded in Book 40, Page 6 of Records of Survey in the Office of the Recorder of Orange County, California, except the easterly 330 feet thereof, said 330 feet being as measured along the south line of said parcel. PARCEL 6: That certain 4.38 acre parcel of land shown on a map there- of recorded in Book 40, Page 6 of Records of Survey in the Office of the Recorder of Orange County, California. be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE, to C-l, NEIGHBORHOOD-COMMERCIAL ZONE, with the exception of PARCELS 1 and 5, and that action on the reclassification of these two parcels be deferred for a period of one week; and - BE IT FURTHER RESOLVED that PARCELS 2, 3, 4 and 6 be changed to C-l, Neighborhood-Commercial Zone, subject to the following conditions: 1. That the buffer zone of wall and landscaping on Crescent Avenue, as shown on the plans and renderings submitted to the City Council and on file with the City, be established. -2- 2. That all engineering requirements of the City of Anaheim, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities or other pertinent work, along Euclid and Crescent Avenues, be complied with as required by the City Engineer. 3. That a minimum building line setback of 35 feet be established on Euclid Avenue. 4. That the owner of subject property place of record standard City of Anaheim C-1 Deed Restrictions, approved by the City Attorney. BE IT FURTHER RESOLVED that the City Attorney be, and he is hereby, authorized and directed to prepare and submit to the City Council an amendment to Article IX, Chapter 2 of the Anaheim Municipal Code to amend said Anaheim Municipal Code to accomplish the object herein found and de- termined to be necessary and proper.
