RESOLUTION NO. 3844
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT A
CHANGE OF ZONE IS NEOES~ IN CERTAIN AREAS
OF THE CITY AND THAT ARTtOLE IX, CHAPTER 2, OF
THE ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED
TO ACCOMPLISH SAID CHANGE OF ZONE
WHEREAS. the City Planning Commission of the City of Anaheim
has heretofore duly passed and adopted a resolution deolaring its
intention to ohange the boundaries of the zone or zones hereinafter
mentioned and desoribed and did fix a time and plaoe for the holding
of a public hearing thereon in the manner and as prescribed in
Artiole IX, Chapter 2 of the Anaheim Munioipal Code, and did duly
hold and conduct two public hearings to consider such proposed
ohange of zone or zones and did reoeive evidence and reports from
persons interested therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce
by formal resolution its findings of facts and declare its ouintons
and reasons for recommending an amendment to said Article IX,
Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes of the boundaries of the zone hereinafter mentioned and
described; and

WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the
1st day of May ,1957 . as the time and the
Council Chambers in the City Hall of ~City of Anaheim as the plaoe
for a public hearing upon said proposed change of zone and did give
notice thereof in the manner and as provided in said Article IX.
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS. at the time and plaoe fixed for said public hearing,
the City Council did duly hold and conduct such public hearing and
did give all persons interested therein an opportunity to be heard
and did receive evidence and reports and did thereupon consider the
recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone tn whioh it
is now situated to a different zone as hereinafter set forth, is
more suitable for the zone or zonee to which it is proposed to
change said property and area and that the inclusion of said prop-
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty 1n adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
PARCEL 1: The South 262 feet of tne East half of the
East half of the Southeast quarter of the Southeast
quarter and tIle South 262 feet of the East 8 feet of
the West half of the East half of the Southeast quarter
of the Southeast quarter of Section 14, Township 4 South,
Range 11 West, S.B.B.&M.
PARCEL 2: The North 100 feet of the South 362 feet of the

East half of the East half of the Southeast quarter
of' the Southeast quarter and the North 100 feet of
the South J62 feet of the East 8 feet of the West
half of the East half of the Southeast quarter of
the Southeast auarter of Section 14, Township 4 South,
Range 11 West, S.B.B.&M.
EXCEPTING the East 40 feet thereof.
(Said property is located at the Northwest corner of
Stanton Avenue and Ball Road)
be changed from R-A, liESIDENTIAL-AGRICULTURAL ZONE, to the
following zones,. upon the conditions hereinafter set forth:
That the Southeast corner of subject property, 200
feet by 200 feet, measuring from the center lines of
Ball Road and Stanton Avenue, be reclassified 0-3,
HEAVY CO~~ERCIAL ZONE; and that the remainder of subject
property be changed toC-l, NEIGHBORHOOD COMMERCIAL ZONE,
upon the following conditions:
1. That the owners of subject property deed to the
City of Anaheim a strip of land 20 feet in width
along Ball Road for street widening purposes.
2. That all engineerin@ requirements of the City of
Anaheim be complied with as required by the City
Engineer.
J. That the owners of subject property place of
record appropriate C-J and 0-1 Deed Restrictions
for the respective zones, as required by the City
of Anaheim and aoproved by the City Attorney, and
that the restrictions limit the use of the property
zoned C-J to a service station only.
4. Said change of Zone shall not become effective unless
"\d thin sixty days, or such further time as the Council
may grant, the restrictions herein required to be im-
posed upon the property shall have been executed by
tne Ohners of the property, submitted to the City for
aoproval and filed of record, nor until deeds for
Street l-.ridening or utili ty purposes, when required,
nave been executed and delivered to the City.
BE IT FURTHER RESOLVED thl.t the City Attorney be, and he is
hereby authorized and directed to ore pare end submit to the City
Council an amendment to Article IX, Chapter2 of the Anaheim Muni-
cipal Code to amend said Anaheim Municipal Code to accomplish the
object herein found and determined to be necessary and proper.
