AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MU14ICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. R-248 and 74R-209 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
All that certain land situated in the State of Cali-
fornia, County of Orange, City of Anaheim, described
as follows:
Parcel 1. A parcel of land situated in Section Six,
Township Four South, Range Eight West, S. B. B. & M.,
described as follows:
Beginning at a point distant South 240 241 East 141.85
feet from the Northwesterly end of that certain course
described in deed executed by Jotham Bixby Company to
Joseph Wilcox and others, recorded December 21, 1944
in Book 1287, page 393 of Official Records, as running
"South 240 241 East 345.74 feet".; running thence from
said point of beginning along the boundary line of the
land described in said deed, South 240 241 East 203.89
feet to the beginning of a curve tangent concave North-
easterly and having a radius of 300.00 feet; thence
Southeasterly along said curve through a central angle

now is R -A, AGRICULTURAL, ZONE. and that it be changed to and incor-
porated in R -H 22,000, RESIDENTIAL HILLSIDE LOW DENSITY SINGLE
FAMILY, ZONE subject to the following conditions: -
1. That all engineering requirements of the City of
Anaheim such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be com-
plied with as required by the City Engineer and in accordance with
standard plans and specifications on file in the office of the City
Engineer, at the time the property is developed.
2. That the owner(s) of subject property shall install
street lighting on all streets within the area as required by the
Director'of Public Utilities at the time the property is developed.
3. That electrical utilities shall be placed underground
and dedicated to the City of Anaheim in accordance with the require-
ments of the Director of Public Utilities.
4. That drainage of said property shall be disposed of
in a manner satisfactory to the City Engineer. If, in the prepara-
tion of the site, sufficient grading is required to necessitate a
grading permit, no work on.grading will be permitted between October
15th and April 15th unless all required off-site drainage facilities
have been installed and are operative.' Positive assurance'shall be
provided the City that such drainage facilities will be completed
prior to October 15th. Necessary right-of-way for off-site drainage
facilities shall be dedicated to -the City, or the City Council shall
have initiated condemnation proceedings therefor (the cost of which
shall be borne by the developer) prior to commencement of grading
operations. The required drainage facilities shall be of a size and
type sufficient to carry runoff waters originating from higher prop-
erti-es through said property to ultimate disposal as approved by the
City Engineer. Said drainage facilities shall be the first item
of construction and shall be .completed and be functional throughout
the tract and from the downstream boundary of the property. to the
ultimate point of disposal prior to the issuance of any final build-
ing inspections or occupancy permits. Drainage district reimburse-
ment agreements may be made available to the developers of said prop-
erty upon their request.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended. and the property above -described -shall be excluded from the
zone in which it is now situated, and incorporated in and made a
part of the zone or zones as above .set forth, and said City Zoning
Map, as amended, is hereby adopted and the City -Engineer is hereby
directed to -prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
-SECTION 3.
The City Clerk shall certify to the passage of this Ordi-
nance and shall cause the same to be -printed once within fifteen
(15-) days after its adoption in the Anaheim Bulletin, a newspaper
of general circulation, printed, published and circulated in said
City, and thirty (30) days from and after its -final passage, it
shall take effect .and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me this
