AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 73R-248 & 74R-209 determining that a change or
changes In the zone or zones ereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL.OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
A a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Those portions of Section 6, Township 4 South, Range
8 West, San Bernardino Base and Meridian, in the
County of Orange, State of California, described as
follows:
PARCEL 1:
Beginning at a point in that certain curve in the
centerline of that certain road easement, now known
as Mohler Drive, shown on a map recorded in book 14,
page 14 of Surveys records of said Orange County,
shown as having a 'radius of 902.75 feet", a central
angle of 126 45' 00" and an "arc length of 200.89
feet," said point being Northwesterly along said
centerline 175.47 feet from the Southeasterly terminus
of said curve; thence -North 65° 13' 40" East 209.26
feet; thence South 44° 58' 00" East 307.94 feet to a
point in the Northwesterly boundary of the land described
in the deed Joseph Wilcox and wife, recorded in book 1695,
page 317, Official Records of said Orange County; thence
along said boundary South 31° 01' 00" West 144.07 feet
and South 81° 42' 00" West 189.33 feet to said centerline;

thence along said centerline North 24° 24' 00" West
141.85 feet to the beginning of a curve concave
.--� Southwesterly having a radius of 902.75 feet;
thence Northwesterly, along said curve and said
centerline, an arc distance of 175.47 feet to the
point of beginning.
PARCEL 2:
An easement for ingress and egress and public utility
purposes over a strip of land, 10.00 feet in width,
the Southwesterly line of which is the Northwesterly
207.05 feet of the Northeasterly line of said Parcel 1.
PARCEL 3:
An easement for ingress and egress over a strip of land
20.00 feet in width, the Southeasterly line of which is
the Northwesterly line of said Parcel 1.
EXCEPT all gas, oil, minerals and other hydro -carbon
substances lying 500 feet below the surface of the
land, but without the right to use the surface of
the land to remove, drill or prospect for same, as
reserved by Thelma Ruth Wilcox, a widow in deed
recorded May 18, 1971, in book 9643, page 118,
Official Records.
ALSO KNOWN AS Parcel 1 as shown on parcel map 6939
filed in book 36, page 33 of parcel maps in the
office of the county recorder of said County.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and
incorporated in R -H 22,000 RESIDENTIAL HILLSIDE LOW DENSITY
SINGLE FAMILY ZONE, subject to the following conditions:
1. That all engineering requirements of the City of
Anaheim such as curbs andgutters, sidewalks, street grading
and paving, drainage facilities, or other appurtenant work
shall be complied with as required by the City Engineer and in
accordance with standard plans and specifications on file in
the office of the City Engineer, at the time the property is
developed.
2. That the owner(s) of subject property shall
install street lighting on all streets within the area as
required by the Director of Public Utilities at the time
the property is developed.
3. That electrical utilities shall be placed under-
ground and dedicated to the City of Anaheim in accordance with
the requirements of the Director of Public Utilities.
4. That drainage of said property shall be disposed
of in a manner satisfactory to the City Engineer. If, in the
preparation of the site, sufficient grading is required to
necessitate a grading permit, no work on grading will be per-
mitted between October 15th and April 15th unless all required

off-site drainage facilities have been installed and are opera-
tive. Positive assurance shall be provided the City that such
drainage facilities will be completed prior to October 15th.
Necessary right-of-way for off-site drainage facilities shall
be dedicated to the City, or the City Council shall have initi-
ated condemnation proceedings therefor (the cost of which shall
be borne by the developer) prior to commencement of grading
operations. The required drainage facilities shall be of a
size and type sufficient to carry runoff waters originating
from higher properties through said property to ultimate dis-
posal as approved by the City Engineer. Said drainage facili-
ties shall be the first item of construction and shall be
completed and be functional throughout the tract and from the
downstream boundary of the property to the ultimate point of
disposal prior to the issuance of any final building inspections
or occupancy permits. Drainage district reimbursement agree-
ments may be made available to the developers of said property
upon their request.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the
City Engineer is hereby directed to prepare a sectional zoning
map to be added to the City Zoning Map showing the changes
hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) daps from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
