AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MU14ICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 73p_P48 and 74R-PnQ determining that a change or
changes In e zone or zonesereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of Section 6, Township 4 South, Range
8 West, in the Rancho Santiago de Santa Ana, County
of Orange, State of California, being a portion of
the 2.906 and 1.500 acre parcels of land as shown on
a map filed in Book 47, page 40 of Record of Surveys
in the office of the County Recorder of Orange County,
California, described as follows:
Beginning at the Northeast Corner of the land des-
cribed in a deed to Delbert L. Creamer and wife, re-
corded April 7, 1961 in Book 5681, page 517 of Offi-
cial Records, said corner being North 340 11' 30"
West 68.50 feet from the Southerly Terminus of that
certain course of "South 340 11' 30" East 133.00 feet",
as shown on said Record of Surveys; thence South 860
20' 35" West 197.85 feet_to the true point of begin-
ning; thence continuing South 860 20' 35" West 353.61
feet to the West line of the land described in a deed
to Arthur A. Schultz and wife, recorded January 11,
1960, in Book 5048, page 14 of Official Records;
thence South 110 20' 40" East 148.80 feet along said
West line; thence South 630 28' 00" East 192.22 feet;
thence North 850 07' 00" East 200.00 feet along the
Southerly line of said land -of Arthur A. Schultz;
thence North 110 20' 40" West 242.02 feet to the True
Point of Beginning.

Except that portion thereof lying Easterly of the
following described line: Beginning at a point dis-
tant South 860 20' 35" West 200.52 feet from the above
described True Point -of Beginning; thence South 110 201
40" East 246.33 feet to the South line of the land des-
cribed in a deed to Richard L. Smith and Barbara J.
Smith, recorded March 15, 1962,. in Book 6039, Page 784,
Official Records.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and incor-
porated in RH-22.,00.0 RESIDENTIAL HILLSIDE LOW DENSITY SINGLE FAMILY
ZONE, subject to the following conditions:
1. That all engineering requirements of the City of Anaheim
such as curbs and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work shall be complied
with as required by the City Engineer and in accordance with stand-
ard plans and specifications on file in the office of the City En-
gineer, at the time the property is developed.
2. That the owner(s) of subject property shall install street
lighting on all streets within the area as required by the Director
of Public Utilities at the time the property is developed.
3. That electrical utilities shall be placed underground and
dedicated to the .City of Anaheim in accordance with the requirements
of the Director of Public Utilities.
4. That drainage of said property shall be disposed of in a
manner satisfactory to the City Engineer. If, in the preparation
of the site, sufficient grading is required to necessitate a grading
permit,- no work on grading will be permitted between October'15th
and April 15th unless all required off-site drainage facilities have
been installed and are operative. Positive assurance shall be pro-
vided the City that such drainage .facilities will -be completed prior
to October 15th. Necessary right -.of -way for off-site drainage fac-
ilities shall be dedicated to the City, or the City Council shall
have initiated condemnation proceedings therefor (the cost of which
shall be borne by the developer) prior to commencement of grading
operations. The required drainage facilities shall be of a size and
type sufficient to- carry runoff waters originating from hi her prop-
erties through said property to ultimate disposal as approved by the
City Engineer. Said drainage facilities shall be the first item of
construction and shall be completed and be functional throughout the
tract and from the downstream boundary of the property to the ulti-
mate point of disposal prior to the issuance of any final building
inspections or occupancy permits. Drainage district reimbursement'
agreements may be made available to the developers of said property
upon their request.
SECTION 2..
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from the
zone in which it is now situated, and incorporated in and made a
part of the zone or zones as above set -forth, and said City Zoning
Map as amended is hereby adopted and the City Engineer is hereby
directed to prepare a sectional zoning map to be. added to the City
Zoning Map showing the .changes hereby approved and adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its- adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty -(30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
